School 31 Lofts at Colors Studios

Enjoyed our overnight stay :) It’s close to many attractions such as the art gallery and science center, NOTA is a beautiful district. Room 202 was like staying in a studio apt. This was for a romantic get away. We did have someone knock on the door but they didn’t wait for someone to get to it. I assume it was a neighbor so I don’t think it’s soundproof lol so having to tone things done in the early evening is noted (or there’s ghosts!). The shower didn’t seem to get warm but without markings on the handle we may have just been impatient. Jacuzzi tub definitely had hot water though was an uncomfortable fit for 2 but was lovely for a single person soak the next morning! Bed was too low for some of the things we want to do for a romantic get away too but it didn’t bang into the wall or squeak so evens out. Pillows were nice and big, linens were clean, and I slept fine on the mattress but I’m not a super finicky sleeper. Heating system is a non stop background noise but I normally sleep with a fan so it was a similar enough sound. This was a nice change of pace from the cookie cutter rooms you get from chains. Although there are larger suites for less cost in Perinton. Didn’t care for the surprise $200 security deposit. I understand wanting ID with virtual check-in not sure why an image of my credit card and a selfie is necessary though. Overall though it was a nice stay and would consider staying again if I knew which room I was getting.

Wall are too thin. Everything was ok until someone was banging on the wall because we were making too much noise. Ruining the mood. But beautiful room otherwise. Didn't like that it was no carpet in the room or area rugs . Check in was smooth and very convenient

A Rochester hidden gem. Very comfortable for short or longer stays. We stayed here for a little staycation and it was delightful. Very easy and smooth check-in - done completely over the phone through timely texts. Amazing to have a jetted tub right in the room. Such a unique and tastefully decorated place - each loft has its own style. The king bed was very comfortable. Luxury at an affordable nightly rate!

Myself and my 2 little ones decided last minute to stay overnight in Rochester after playing all day at the Strong museum. It was only supposed to be a day trip while our home was being painted for lead paint but ended up being a two day ordeal. So we made the best of it and I quickly tried to look up hotels in the car with my 2 overtired children. I just wanted a clean hotel that I trusted and was worth the money. I usually stay in spring hill suite by Marriott but there's none in Rochester. I almost ended up staying at the Hampton across the street from the Strong museum which in my mind had everything I was looking for. That is until I spoke with Joseph at 31 lofts. While my 2 kids were melting down screaming in the background he kept his cool and calmly answered all my questions and helped walk me through everything without being pushy or overzealous. I was still undecided on if I wanted to take a chance on an unknown hotel so told him I'd call him back and hung up the phone. With the snow storm all but shaking my car I made a last minute decision to go with the school 31 lofts. Honestly just because of how friendly and easy to deal with Joseph was. Logically I KNOW he's a living breathing person that's existed for 20 or 30 something years.. but in my heart I'm pretty damn sure Joseph was created out of thin air in that moment because he ended up being a godsend. Not only did he help me choose the perfect room for us based on my needs, he helped me carry 1000lbs of luggage to our room when I realized there was no elevator. Mind you it was probably -12 degrees and I didn't pack light before I had kids and oh man has that problem not gotten better. He made multiple trips and personally set up a crib for us in the room so I could leave my pack and play in the car. The crib was really cool with mirrors on either side that my daughter loved. I will never stay at another establishment when visiting Rochester. Joseph's customer service skills went WAY above any expectations I could have had and the room was stunning. Huge tub, full sized fridge, large king bed my 3 year old all but kicked me out of, and plenty of space for my rugrats to play. I read other reviews about noise complaints but we couldn't hear a peep while inside our room. I threw on some white noise on YouTube for my kids to sleep to and I don't think a marching band could have disturbed us 3 light sleepers. I have a lot of family that visits several times a year flying into Rochester so we can spend the day tiring the kids out at Strong before heading back to Buffalo. Staying the night at school 31 lofts was SO much better than driving straight home I'm making it our new tradition! From the bottom of my heart thank you for providing the clean safe space I was looking for and so much more. I cannot thank Joseph enough for being the one who picked up my call and made me feel comfortable enough to try something new! You guys are stuck with me now, see you next time!

I enjoyed my time at S51 and would love to make it my home away from home in Rochester. The staff is friendly and accommodating and the place is clean and has charm. I love that you’ve kept the character of this 19th Century schoolroom intact. The jacuzzi tub was a nice surprise. I was able to entertain a few people there at holiday time, and we all loved being there. If you’re looking for a place with character that’s fun and funky too, look no further. (Here are a few “essentials” it lacks: a clock; a microwave (maybe a toaster oven); place mats; dishpan/dishrack; oven mitts; paper towels; more kitchen/bathroom towels for extended stays; a pot large enough to boil pasta and a colander).

Any bad/low reviews are crazy and inaccurate! School 31 Lofts was a retreat for my husband and I! We need to go back! From the jacuzzi soaking tub, the canopy bed, the extra space in the room, and the full kitchen, we had a beautiful time and I recommend School 31 Lofts to anyone who wants to relax for the night and enjoy Rochester! 🧡

it's really not ok that we have no affordable housing in this town and the county's shilling to keep places like this going, but that said, they are unique spaces with character and charm.

Love this place so much stayed several times and its always a pleasure.. location, decorations, service, everything is A-1

Stay here Saturday very nice stay but definitely frustrated when my card was charged $300 more room was 250 for the night 200 deposit which the deposit cleared off the account then he was charged $550 like huh where’s that extra $300 from we had room 214 very nice room
