Impiana Private Villas Kata Noi

We stayed there the night before and slept for two nights. I couldn't sleep at all and had headaches every night. Also, I felt goosebumps every time I walked to the bathroom. On the day we left, we talked about it at home, and we both had unexpected and similar experiences, but we were too afraid to talk about it while we were in room 303.

We stayed here for two days. A lizard and a crab fell into our room through the ventilation shaft. There were ants and insects all around the pool. I definitely do not recommend it.

It was truly a very comfortable and beautiful villa. Although there were a lot of ants in the cabinet behind the sofa in the bedroom, it didn't really bother us; the environment was very clean. The view of the stars from the pool or towards the beach at night was beautiful. However, I don't know if I encountered any problems, but every day after my trip, when I wanted to take a bath around 10 pm, there was no hot water, and I had to wait. Also, the safe lock had a problem; I had someone come and check it twice, but they couldn't fix it. The password I set would be invalid, and the alarm would keep going off. The hotel breakfast was excellent—generous portions and delicious. The staff were very friendly and polite, and they offered small drinks upon check-in. Regarding the location, there are restaurants and bars within a short walk, so it must be lively at night, although walking up and down hills can be a bit tiring. This place is definitely worth staying at; I'd give it an 8 out of 10 for the overall experience.

The staff were amazing and the views magnificent. Rooms needed slight updating but spacious and impressive

Here is a clear, honest, and constructive review you can use: --- I recently stayed at Impiana Resort in Phuket and unfortunately my experience was disappointing. The location is great, but the property itself is in need of serious maintenance and refurbishment. Many things in the room were broken, including the taps, and there was leaking from the outside terrace pool area. The overall condition of the resort feels worn down — the buildings could really use a fresh coat of paint and general upkeep. Cleanliness was also an issue. There were visible stains on the mattress in our first room. We requested a new room, but unfortunately the second room also had stains on the mattress. This was very disappointing and not what you would expect from a resort of this level. In addition, accessibility is a major concern. There are many steep stairs to reach the rooms, and there is no ramp or lift available. This makes it extremely difficult for wheelchair users or guests who are not physically fit to climb multiple levels. The resort should seriously consider improving accessibility for all guests. Overall, the resort has potential due to its location, but it clearly needs an uplift and much better maintenance to meet acceptable standards. I hope management takes these issues seriously and invests in improving the condition and accessibility of the property.

Still itching from our stay at Impiana — definitely one to remember, for all the wrong reasons. The airport transfer went smoothly and the driver kindly helped with our luggage down the stairs to the villas, so first impressions were good. Unfortunately, that’s where it ended. We checked into room 301, which was very outdated — not entirely unexpected from the photos — but what was shocking was how dirty it was. There was mould in the cracks of the walls, dust in doors, and overall it clearly isn’t maintained properly. This is nowhere near a 5-star standard. To make matters worse, there were workers fixing the roof on the rooms below us. They were literally standing on the roof with a clear view straight into our villa and pool — so much for privacy. It also meant constant noise until around 6:30pm, making it impossible to relax or enjoy the space. Not that we would have used the pool anyway — it was filthy. There were dead insects floating in it and what looked like small egg nests around the ladder. We didn’t see a single staff member maintaining the pool during our entire stay. After the first night, we woke up covered in over 30 bites. We still don’t know whether they were from bed bugs or mosquitoes, but either way it was unacceptable. To top it off, there was a dead cockroach in the bathroom, and the bath didn’t even work as the plug wouldn’t go down. We’d had enough by that point and went to reception to change rooms. Credit where it’s due — Tina genuinely tried to help and offered us an upgrade to their best room. However, we turned it down as the pool there was green, which says it all about the upkeep. She then showed us another room which was cleaner and more acceptable, although still not great. For most of the trip, we stayed out at the beach as we didn’t feel comfortable using the hotel facilities. Across both rooms, there was also no hot water for the entire stay. The view from the villa pool is genuinely beautiful, and the hotel has a lot of potential — but it’s severely let down by poor maintenance and cleanliness. This would be a one-star review, but Tina’s effort pushes it up to two.

This is the worst of the worst. It's terrible value for money. It's old, the facilities are terrible, and the location is terrible. There's no staff, and there's no phone in the room, so you have to contact them through the app, but they only respond at midnight when you ask in the evening. It's also unsanitary, old, and despite paying a lot of money, there aren't many staff, so there's no service or anything to expect. You'd be better off going to a famous resort. I didn't even get a welcome drink. The location is bad, and the entrance is hard to find, making it difficult to catch a taxi or get anywhere. I wonder why they charge this much.

We were extremely disappointed with our stay at this villa. Unfortunately, the experience was far from comfortable. There were spiders in the bathtub, the pool was not clean, and there were mosquitoes throughout the day, which made it very unpleasant to relax or enjoy the property. The service was equally disappointing. The front desk staff, especially Aricha, along with a few others, always seemed to be in a hurry and were not welcoming. The hospitality felt rushed and inattentive, which added to the discomfort of the stay. What makes this even more disappointing is that we stayed at three different hotels during our Thailand trip, and every single person at those properties was warm, polite, and genuinely helpful. We truly loved our time in Thailand — the people everywhere else were incredibly kind. However, our experience at this villa was the complete opposite. Overall, this was the worst stay of our Phuket trip, and unfortunately, we would not recommend this property to others.

the lobby and service was not really good. The usual thai warmth was NOT there and nobody came to take the luggage or anything. so i would say clearly not a 5 star hotel standard. However, the private pool was nice and the hotel room was better than expected… a little outdated and the bed is NOT 5 star standard. My pillow had a hole in it and overall the sleeping experience was not really good. for a 5 star hotel i would say bad. Would i book this hotel again? Me personally, not. But i think if you have enough money and you like privacy then okay, maybe. However, for the money we paid it was not a good experience. We stayed in very very good 5 star hotels, both in bangkok and phuket, that cost a lot less and were A LOT better.

My wife and I had a wonderful stay here. The location was private with beautiful views overlooking Kata Noi beach. We had a private room with our own pool. We ate at great restaurants that were walking distance but the hotel also helped to get us a motorbike delivered to the hotel for us. The staff was super kind and accommodating helping with reservations, rides and recommendations. Aricha was always available to help with anything we needed. Thank you! I would recommend this place if you are staying in Phuket.

Do not stay in room 303 if you can help it. The mosquitoes there are rampant. RAMPANT! I had to hide under my sheets on various occasions and even my neck was exposed when I fell asleep, I woke up to numerous bites. I am assuming they are coming from the vents. Because the amount of them is atrocious. All day and night I was bit. Then on top of that, I think I saw a mite or a flea on my pillow. Onto the room. It has seen better days. It needs a power wash on the exterior and a resurfacing. Grime, rust, warped and buckling paint as well as scuff marks present itself well. In addition the spackle and paint job is very juvenile. This is supposed to be a resort so pay the money and fix the place properly. Also the splash situation from the room above you will need to be mindful of. When the guests upstairs turned into Michael Phelps, water dripped down to my floor and into the pool taking along with it, that nasty rust stains from the reinforcements. No microwave here either. The bed is a 3 star mattress at best. The linens are the same as well. I even started to feel dizzy after a few days of being attacked by mosquitoes and I really hope I don’t have chikungunya because given the amount of mosquitoes that bit me, I wouldn’t be surprised with what I leave with. Could be anything at this point. On a positive note, view is 5 stars and breakfast is decent. And the sunset view is quite nice from the pool.
