Location isn’t great! Don’t book here if you want to catch a good night’s sleep. Neighbourhood is not calm. The manager/owner insists on a safety deposit which they don’t return AT ALL and become elusive after 3 calls. Really frustrating. Not a pleasant experience. Wouldn’t recommend.

Staying here felt like a home away from home—quiet, comfortable, and spotless. The staff was super accommodating and made check-in a breeze. I’d absolutely book again for my next trip.

If I could give zero stars, I would. My experience was extremely disappointing. First, the room flooded, which destroyed my phone charger—and the management took no responsibility whatsoever. Despite repeated follow-ups over the next four months, I never received my $200 deposit back. Eventually, they just stopped responding altogether. Avoid this place at all costs. The lack of accountability and communication is unacceptable.

Terrible, don't book here. Someone was staying in our room already when we arrived the first night. We had to find another hotel last minute for that night. I've STILL not received a refund for the first night or my 200 dollar deposit back and it's been 3 months. Also, this place is not a hotel. It was obviously an Air BNB, there was no hand soap in the bathroom, there is no doorman and they ask you to venmo the deposit. Management is very, very difficult to get ahold of.

Do not book this place! They don’t return the security deposit. It has been 3 months since I stayed there and they haven’t returned it, they don’t even answer my messages and phone calls.

Joseph goes above and beyond to make our stay for my graduation from University of Penn really special and memorable. He even delivered a bottle of champagne. The decorations are incredible really like how he repurposes the developments to make them beautiful art. Also there's a grocery outlet about 15 minutes away so can stock up on groceries for cooking.. Joseph kindly brought coffee too. In the nicely decorated rooms with hot showers there are the things you need like a coffee maker toaster etc to make your stay comfortable. I would definitely stay here again if visiting Philly.

The location is very bad, lots of trash in the streets and there is always a feeling of danger in the surroundings. The room is very small, a suite converted into a studio, the bathroom is tiny, barely fits one person. The bed is horrible, made of iron with a sheet of wood. To have a minimum of comfort we had to put the mattress on the floor, when we realized how dirty it is. There's no way to say there's a kitchen, it's so tiny. There are no frying pans, utensils, etc... just a very few items that don't meet the needs of those staying there. To give you an idea, we had to buy pots, pans, forks, a knife and even glasses. On top of everything, a $200 deposit is charged which the owner promises to return at the end of the stay, but that's a lie! See several reports where he dishonestly appropriates this fee. The worst place I've ever stayed. Uncomfortable bed, terrible neighborhood, they take a security deposit and don't give it back for months. I stayed at this hotel at the end of February and am still trying to get my $200 deposit back. After you check out, the management stops answering your calls and messages! I don't recommend it under any circumstances!

the worst server. we booked a room on 18.02, they asked us for a deposit of 200 dollars, and only after 2 months, dozens of messages about returning our money, we got it back. they answer messages every other time, you can't not write, you can't call. the room is much smaller than in the photo, terrible mattress that does not let you sleep well, I never recommend this terrible place to anyone
