Great hotel but terrible terrible breakfast buffet. Not worth it! No vegetarian options. All juices are diluted. Just makes no sense.

Good place, nice rooms, staff and location. Free cleaning is done after your 4th night which is unfortunate. The location is good, but the carpet is quite stained.

The location is in the bustling Kawaramachi area. However, large buses 🚌 cannot access the hotel, so passengers must board and alight at Oike Street. Guests have to walk about 500 meters with their suitcases. There was a Kamakura Pasta 🍝 on the first floor. The room was a single, but the bed and bathtub 🛀 were small. There was no air purifier or complimentary bottled water. There was an ice machine on the first floor. I understand that the entire building is non-smoking 🚭️, but there was no designated smoking area. The breakfast buffet 🍴 opens at 7am. Unfortunately, I couldn't find anything good about it.

They only do cleaning every 4th day. They claim it is to comply with laws but no other hotel I’ve stayed at has done this it's cleaning on request so I’m pretty sure this hotel is just stingy. When they do clean, they do a bad job. No blackout shades, so it's difficult to sleep. Rooms are tiny. Worst is the laundry. Only 2 machines, they are very slow and don't dry the clothes, and because the rooms are so small you don't even have space to hang them to dry. I’ve seen this mentioned in other reviews as well. This is so rude and inconsiderate of the hotel, unforgivable. If you aren't going to have a service that works, its better if you just don't offer it. If I knew the dryer doesn't work I would never try to do laundry here and would just go to an actual laundromat. Instead, I am stuck with sopping wet clothes at 1am (I started at 7:30PM) and no where to hang them to dry. What a pain this place is! I’ve stayed in plenty of budget hotels and don't usually bother to complain but this place felt especially stingy, even as budget hotels go. Really disappointing.

Great hotel for exploring Kyoto. We had big comfortable bed 160x200, room wasn't so big but all rooms in Japan are small in size. Room was clean and staff was super helpful. Would recommend

If I had to pick one hotel to recommend for a first trip to Kyoto, this would be it. The location is exceptional — sitting right in the heart of downtown Kyoto along Shijo Avenue, steps from Kawaramachi Station and Hankyu Kawaramachi Station, with Pontocho Alley, Gion, Nishiki Market, and all within walking distance. I honestly barely needed transport on most days. The room was clean, comfortable, and well thought out — private bathroom, air conditioning, fridge, work desk, flat-screen TV, kettle, slippers, and free WiFi. The tatami-style flooring in some room types added a subtle Japanese touch without being gimmicky. Couples especially will appreciate how the hotel balances romance and practicality. What struck me most was how much was accessible on foot. I stumbled into Gion at dusk, wandered through Shinkyogoku shopping arcade, had incredible ramen on Kiyamachi, and came back each evening without needing to navigate anything. The hotel is also close to multiple bus routes, making day trips to temples like Kinkakuji and Fushimi Inari straightforward. Staff were helpful and warm throughout the stay — happy to store luggage, assist with restaurant recommendations, and answer questions about getting to Arashiyama. The breakfast area and indoor garden were lovely spots for a quiet morning before heading out.

The location is central. The room size is adequate. The staff are friendly. The pillow is small and there are no other pillows available. The toilet smells damp, and the buttons in the toilet don't work very well. The window can be opened slightly, but it overlooks a strange gap, so it's impossible to tell if it's day or night. There's nowhere to get tea/coffee in the lobby. This was the most inadequate breakfast I've seen in Japan. One or two fish dishes, boiled corn, one or two salads. I walked around the same place several times hoping to find something, but I couldn't find anything other than croissants and tea. There are missing glasses at breakfast, and those that are available are dirty. This needs attention.

The location is very convenient, with an amusement park and Uniqlo nearby. Communication at the front desk is smooth as English is spoken. The rooms are standard, like a typical business hotel.
