Do you want to be off the beaten path and yet close to everything, then this is the place for you ! Wonderful hospitality ! I recommend it

Disappointing experience! For the price we expected more than breakfast served in a hamper. Our room (General Prideaux) had a portable air conditioner unit that sounded like a Mac truck. We had to turn it off to sleep. Phil the host was not naturally friendly. His interactions with us seemed forced. And, he addressed most of his comments to my husband although I was the person who made the booking. Except for small nook upstairs there’s no common area and no place to meet other guests. Meeting other guests is one of the lovely things about B&Bs. Not here! What used to be the dining room has now been converted into another bedroom suite. We were charged $80 plus tax higher than the posted rate and when we asked about it Phil promptly told us that the posted rates are ‘from rates’ which means they go upwards… we had expected fixed rates not floating rates. Upon checking out, after having stayed there for 3 days, we asked if we could leave our car there for 2 hours to get a few things on the main drag before heading home and Phil told us ‘no’. He directed to street parking in front of the church. We will not return!!!!!

We spent a week at this lovely historic property. Phillip was an excellent host and most accommodating. Rooms were lovely with excellent bed and bath facilities, breakfast picnic/room service was very good with creative choices every day. The location is perfect for lakefront park or walk, theatre or strolling downtown. We will be recommending to all our friends and family😊

John and I were celebrating our Wedding Anniversary by staying in Niagara on the Lake. We saw My Fair Lady! Excellent! Our Host Phil was very accommodating. I have special food requirements and he went out of way to make me a delicious breakfast. My husband loves History so Phil explained it all to him A fantastic stay. Thank you Phil!

Wow! My boyfriend and I had a perfect stay. Our host Phil made sure everything was to our liking. Breakfast was delicious. Garden was a perfect place to rest and recharge after all that shopping on the strip ;) And only about a 3 minute walk from all the shops.

Pros: Great location and clean, comfortable room. Cons: Breakfast was easily the worst we’ve ever had at a B&B. Basically an English muffin with egg along with fruit and other items left in a box outside your room in the morning. No chance to meet other guests. Very poor communication from host. I should also say that when booking we were asked if we had any dietary restrictions. I told them that I was diabetic and tried to avoid high carb foods. When we were checking in Phil told me just don’t eat the sweet stuff. Why ask the question if you’re not going to do anything? We will not return. We have stayed in many B&Bs in NOTL and there are many, better options.

We booked a stay at the Old Ivy Walk last weekend for our first anniversary. We booked a queen bedroom with a deep soaking tub which we looked so forward to. Upon arriving, we were provided with a room with just a standard queen bed and no large tub. When explaining the issues, Phil had told us that sometimes expedia will book guests in any available queen room and we had to phone them. We phoned them explaining the issue and when expedia tried to reach Phil they were unsuccessful after repeated attempts to resolve the issue. We ultimately told Phil that we understand that the policy says no refunds but considering the circumstances we requested ONE night be refunded which we felt was reasonable. We respectfully said that paying $800 for a basic queen room is not something we see the value in. Phil proceeded to tell us that we are staying on a 4 million dollar property and he has to make a profit somehow. There was 0 effort to resolve or make our stay more enjoyable and pleasant. After processing the lack of hospitality from Phil, we decided to try and make the most of it. We had dinner in the garden and honestly the garden is quite gorgeous which was the highlight of our stay. The room we ended up staying in had an extremely uncomfortable bed and we had a challenging time sleeping. Breakfast was ok- a basic English muffin sandwich, yogurts & some fruit. Average at best. When going out for lunch and arriving back to our room, we noticed that our room had items that were rearranged but no garbage was removed which we found suspicious & odd... At that, we ultimately decided to leave a day early. Extremely disappointed as this weekend stay was over $800- premium price for a subpar experience. I would highly recommend looking into other properties where empathy is valued higher than profits. My husband and I consistently stay at the same accomodation if we travel back to places we've been to and we have never had an experience like this. This is the first place we would never consider staying in again if we were back in the area. I would recommend continuing your search elsewhere.

Phil is such an attentive host and the home is beautiful. Will definitely come back again. Central location for exploring NOTL.

Pros: very close to main drag; our bedroom on first floor (ambulatory issues); breakfast was excellent and plentiful; coffee maker, creamers, and water bottles provided in room, full-sized modern tub for soaking. Cons: mattress and pillows were too soft for our comfort; wooden platform bed frame was awkward to get out of without banging legs (a firmer mattress may eliminate this issue), although chairs are provided, they were not comfortable for sitting in for reading long term, expensive.

A wonderful location, easy walking distance to the theatres and the downtown district. A beautiful facility, very clean and comfortable. Unfortunately it lacked a feeling of warmth and conviviality. Breakfast was served in a box. It was found on a folding table outside our door, its arrival announced by a rap on the door at 8:00AM. We met NO ONE during our entire stay, neither guests nor host. One of our pleasures of staying at B&Bs is meeting other guests at breakfast and sharing experiences. Similarly interaction with the host. Both were missing from this stay. Otherwise everything was great.

On one hand, the location is one of the best for the Shawfest theaters, which are in easy walking distance. And it is very clean. Spacious back garden. Great craftsmanship inside and out. On the other hand, while the rooms are fairly spacious, their layout is a bit unconventional, with shower and bath open to the rest of the room. There are no common rooms inside the house, save for a very small sitting area upstairs. Breakfast is delivered in a box to your door, and just doesn't measure up to what is served at other B&B's around town. In addition, for those who might value the B&B experience at least in part for the opportunity to meet new people over the breakfast table, there is no opportunity to interact with other guests - unless you happen to encounter them coming or going. Great coffee, though.
