Boulder Guest House

My girlfriend left a phone charger and it was an absolute nightmare trying to get it back. Guest service blamed me for coming late but I came exactly when I was told to come. The person who i talked with didn’t even know who I was going to meet or where I should meet them (there is no lobby). Just indirect communication. Literally just needed to grab a charger and they made it so complicated because the people who run it don’t want to ever have to show up and acted as if I was so incredibly inconveniencing for trying to get her things.

I booked Room 3 at Boulder Guest House less than 3 days before my intended stay. I contacted the property manager Michael the following morning (more than 48 hours before I could check-in) to ask to cancel because of logistics. He said I was free to cancel, but I would not receive a refund because I was "within the two-week cancellation window" that was "strictly enforced by Airbnb". I ended up not staying there at all because DIA had all sorts of issues yesterday due to weather. Thanks for Nothing, Michael. I will never make a reservation here again. Completely ridiculous and made-up policies of PMI attributed Airbnb.

This is a wonderful place. Beautiful grounds, and super friendly staff. We had a great breakfast every morning, and sat around the kitchen table sharing stories with other visitors. Briar Rose has an eclectic vibe to it - very low key, but warm and cozy. On the downside, the rooms are small, and its a bit of a walk to Pearl Street. But that is far outweighed by everything else they have to offer.

Needs more protection. fragile

We had a peaceful stay. Our room was comfortable and lovely, as was the front garden, but this establishment is not operating as a hotel and definitely not a “boutique hotel”. It is more like a motel. There are no indoor public areas open to guests, such as a lounge / seating area, nor a place to eat breakfast. Breakfast is help-yourself granola and yogurt available in a hallway. The establishment description above is not accurate as our room did not have a seating area, just one desk chair. So if you didn’t want to eat your granola outside, you’d have to eat it sitting on the floor of your room. Zero personal contact with any staff during our stay, other than a text, likely a bot, as no response was received to my reply.

We two stayed for one night in the "Carriage House" room 6 (formerly known as room 4). Pleasant grassy grounds with chairs and tables. Room (4.0) was as expected, and bed was comfortable. LOCATION: 4.0 Walking distance (~15 min) from Pearl Street shops and restaurants. Parking provided. CLEANLINESS: 4.5. SERVICE: 4.5. Easy self checkin and checkout. The staff was very responsive to requests we made via text. BREAKFAST: 4.0. The granola (GF) was outstanding. Oat milk as well as dairy milk available. Fresh fruit (apples and mikan) provided. Instant oatmeal available. Plenty of coffee and tea available in room.
