The absolute best hotel in Charleston, but one of our favorites we’ve *ever* stayed at! The owners, Lori and Marion, and what they’ve created here is the epitome of hospitality! My husband and I have been coming here to stay for 10 years! It always feels like a treat from the moment we arrive. The area is constantly growing and you’re within walking distance or a quick bike ride from the best restaurants in town as well. An absolute “must” stay!

My husband and I had a wonderful stay at 86 Cannon. We stayed in Room 1, which was beautifully designed—just like the rest of the property. I was blown away by the impeccable attention to detail throughout. The owners were incredibly kind and welcoming, and it’s clear that Marion’s background as an architect shines through in every aspect of the renovation. Everything has been thoughtfully curated, blending comfort and style perfectly. We highly recommend this gorgeous boutique hotel and can’t wait to return!

We had an absolutely wonderful stay! We stayed in the Loft King room, which was beautifully decorated, spacious, and incredibly comfortable. From the moment we arrived, we felt welcomed and at home. One of the highlights was being able to borrow the bicycles to explore the charming city — a perfect way to see Charleston! The afternoon wine and cheese were a lovely touch, providing a relaxing break after a day of sightseeing. The breakfast was delicious and beautifully presented, starting our days off perfectly. The staff were friendly, attentive, and went above and beyond to ensure we had everything we needed. The location is ideal — within walking distance to many of Charleston's best attractions, restaurants, and shops. It’s truly a gem! I can't wait to return.

I have been staying at 86 Cannon for several years and have never been disappointed. Even when fully booked, it’s such a peaceful relaxing place to stay and convenient to everything that Charleston has to offer. Do yourself a favor and book your stay here.

Updated Review: After a full week at the hotel, I wanted to update my original review to give a more complete picture of our stay. First, I want to say that the front desk team was wonderful—the ladies working there were friendly, responsive, and truly did everything they could to help. None of what follows reflects them personally. We stayed in Room 1 (King Piazza). While the property itself is beautiful and has a lot of charm, I would recommend choosing a different room next time. Here’s why: 1) Location and noise: Room 1 is located right off the main front porch—literally steps from the front entrance and front gate. During the first few days, things were quiet, but as new guests arrived, noise became a challenge. Conversations, guests coming back from a late night out, and even the front door opening and closing were all very audible from inside the room. At one point, a couple accidentally walked right into our room while we were getting ready for dinner, which was… less than ideal. If you’re a light sleeper (or value privacy), this location might be tough. That said, it’s an older home, so some level of noise is expected. 2) Water incident: Later in the week, while getting ready for a wedding, I heard dripping in the bathroom—then realized water was pouring from the ceiling. I immediately went to find staff but no one was at the desk, so I texted the number provided. The two women came over right away and confirmed there wasn’t much they could do since management was traveling. They discovered the guests upstairs were in the shower, but still, water should never be leaking through the ceiling. Unfortunately, the only solution offered was extra towels. Considering the price point—our room that night was $829—I hoped for a more proactive resolution than towels and an apology. 3) Room condition: Even without the water issue, Room 1 shows some wear. There’s visible water damage on the bathroom floor and trim, some previous water damage on the ceiling, and a layer of dust on the transom above the door. Small things, but they add up at this price level. Positives: Despite these issues, there’s a lot to love about the property. The staff truly go above and beyond—on the same night as the leak, a nearby room's smoke alarm went off and the night attendant handled it within minutes. The team also gave great local recommendations for spas, restaurants, and shops (and even texted me links afterward). The breakfast bar and honor bar were a daily highlight, and the BYREDO Gypsy Water bath products were amazing. Even though it rained most of the week, the porches, pool, and courtyard were peaceful spots to relax between outings. And the location—just off King Street and close to Babas—is hard to beat. Overall: I would absolutely consider staying at this property again, just not in Room 1. It’s a lovely place with great staff, but for the price we paid (roughly $4,550 for the week), water coming through the ceiling shouldn’t be part of the experience. Original Review: Amazing spot! we were definitely the youngest guests by 10-20 years being in our early 30s but it's so quiet and luxurious. The staff is so sweet and friendly. I highly recommend!

“86 Cannon was hands down our favorite stay in Charleston. The property is stunning and beautifully appointed — every room and guest space is spotless and styled with incredible taste. The staff went above and beyond, even managing to secure us a nearly impossible-to-get dinner reservation at one of the city’s hottest restaurants. Alanna and Evangeline took such wonderful care of us and truly made our weekend unforgettable. Since we live in the area, we often enjoy staycations downtown and have stayed at all the top hotels — but this experience easily tops them all.”

After an issue with another B&B in Charleston, we were fortunate enough that 86 Cannon had a room available for our trip. The staff was very accommodating of our last minute booking and helpful throughout our time here. The room was clean, spacious and beautifully decorated. We really enjoyed the pool in the afternoons and the wine/cheese hour in the evenings. Breakfast was the perfect amount to start our day as well. We would definitely recommend this B&B to others looking for a luxury stay in Charleston!

Our stay at 86 Cannon in Charleston was truly memorable. We stayed in the Cottage Suite, which was spotless and beautifully designed. The attention to detail made it feel like a private oasis where we could truly unwind. The breakfast each morning was delicious, the pool area was peaceful, and the service throughout our stay was outstanding (shout out to Lizzie). Everyone we encountered was warm, welcoming, and attentive in a way that made us feel right at home. The location is also perfect. It's quiet and relaxing, but still close to everything we wanted to explore in Charleston. We’re so glad we chose 86 Cannon and would love to return on our next visit.

Marion was professional, attentive and kind with helping arrange our reservation. Our arrival was warm and welcoming. The details to cleanliness, decor and comfort were outstanding. The inn keeper Alana and Lizzy greeted us with a genuine smile and offered exquisite hospitality. The grounds/landscaping was beautifully appointed/arranged. We are so appreciative of this gem in Charleston,SC. Thank you for making our stay memorable and special.

We stayed at 86 Cannon for a weekend in the garden suite. It was amazing. From the initial booking of the room to the check out. The service is outstanding and personal. The property is quiet and intimate. Perfect location close enough to King street that you can walk. Every evening there was wine and a charcuterie board and breakfast in the am, which was fresh and a good variety of stuff. The room was incredible. Huge comfy bed. They offer bikes that you can use during your stay. They will make reservations for you if you so desire. The pool is gorgeous!!!!! If you have an opportunity to stay here jump on it. They are an adult only hotel. The whole property is beautiful and very well cared for. There is a lot of privacy and the attention to detail is out of this world. Can not recommend this place enough.

This hotel was by far one of the best hotels I've ever stayed in. From champagne on arrival, being shown to our room, private parking in the back for only $29 a night and a brand new pool put in last month. The room surpassed even the photos I looked at prior to booking. The shower (I've included a photo) was what looked to be a brick chimney and the shower was built on the side of that. It stands alone in the middle of the bathroom. The essentials like shampoo, conditioner and body wash smelled absolutely wonderful. I will be looking up the brand when we get home and trying to buy some. The bed linen was supreme quality and so comfortable. The breakfast was unlike anything I've ever seen. English style with bread made locally, a new quiche kept warm every day, plain yogurt in a glass jar with fresh granola on the side as well as berries and I can't forget the hard boiled eggs. It was perfect! It was close to a bagel shop which we loved and also a 7-9 minute walk to King Street. I would 110% go back to this amazing hotel. Thank you to the sweetest girl at the front desk! We miss it already!
