Lotus Provincetown – Adults Only

I booked my stay at the Lotus nearly a year in advance. Then, just two weeks before my scheduled check-in, I was contacted and told the property was under new ownership and that my reservation would not be honored. That was the entirety of the explanation. From a customer service and business perspective, this is completely unacceptable. Canceling long-standing reservations with virtually no notice has left me with airfare, event tickets, and no place to stay during one of the busiest weeks of the year in Provincetown, when alternative accommodations are extremely limited and significantly more expensive. I understand that ownership changes happen, but honoring existing reservations—or at the very least providing meaningful assistance or compensation when they cannot—is the bare minimum I would expect. Unfortunately, that wasn’t the case here. I cannot recommend doing business with a property that treats its guests this way.

Lotus Provincetown was the perfect place to stay during our visit. The location is fantastic—close to everything on Commercial Street while still feeling peaceful and relaxing. We stayed in room 32. It was clean, comfortable, bright and full of charm, and the staff were friendly and welcoming throughout our stay. We especially appreciated the beautiful property and the attention to detail that made us feel at home. We would absolutely stay here again and highly recommend Lotus Provincetown to anyone visiting Provincetown.

Great location and the rooms are modern if cozy, but that carpet is heinous. I’d definitely give it a higher rating if they tore it all out.

This was my second trip to Provincetown. The Lotus is perfect place to stay! Owner is responsive and patient. Right in the middle of it all! I had the balcony suite and it faced right on commercial street, so I felt safe yet a part of it all. It was a chilly weekend, and the room had a fireplace, which was ideal and cozy. A quick walk to all the restaurants and shops. It was wonderful, I am looking forward to going back again. Thanks Tonn!

We stayed here in the offseason for a little winter getaway. There is NO HOT TUB. There is a sauna but on some booking websites it says there is a private outdoor hot tub but there is not. I was disappointed with this considering we went in the winter and it was one of the only things we could do and I can’t use a sauna. And the booking is non-refundable. I didn’t ask for any money back but I was disappointed by the lack of compensation for this discrepancy considering that it is false advertising and I was only informed that there was no hot tub when I explicitly asked if it was working. We stayed in the balcony room at the front which was lovely. I absolutely loved the fireplace. The room was clean and nice and the bed and sheets were super comfortable. The customer service felt passive aggressive and condescending from check in to check out. I felt like if we stepped a toe out of line while we were there that we could lose the security deposit. It put us on edge the whole time we were there. We also had an issue with the heating unit and someone had to be sent in to check it (if you change the mode on your unit apparently it changes every other guests units as well so be aware of that) and I asked if I could be texted when the service person was there to check it since my partner was sleeping. I received the text that he was there, and then 2 minutes later received another passive aggressive text claiming that he had been waiting outside for 15 minutes. I attached an image with time stamps. The way the rules are laid out for this place just makes it feel like you go into staying there having already done something wrong. Other than that i absolutely loved the room and how close it was to the water, Main Street, etc. It was decorated very nicely and it was easy to find/get into. I like the code system a lot. There are also nice little amenities provided such as bath robes and tea/coffee with a keurig.

The room is is perfect size for 2 people , it is very clean has a great view .

The room was wonderful. The shared bath was perfect. The little extras in the room like robes was perfect. Checking in and out is all remote and made so easy. I love that it is adult only

This wasn’t the worst but wasn’t the best as far as an Inn goes & pictures extra exaggerated . I get having an online Application to speed things up but prefer Contact on *some level at the place even a “ Hidden Office” , in case an appliance isn’t working ,,emergencies or if power goes out ( luckily last day ), the process was kind of shady with that & didn’t know how little Contact there would be . The bathroom is described as only being shared with two other rooms but was definitely more than that , one bathroom isn’t enough with an up and downstairs Fridge is shared, but should be one in the rooms so everyone has room to store even small items . The room was cozy , we didn’t mind but a heads up the room is small, not recommended for tall people & or hanging out in , mainly sleeping The sauna was the best thing , helped it out alot Parking is horrendous, $90 for 2 days off season & parking advice on the Site is outdated for sure . They require $150 Room Deposit , despite leaving room in good shape didn’t get it back , so plan to pay $150 in addition to regular bill ( $450 versus $300 for smallest , shared bathroom unit ) I get they don’t like 3rd Party sites but still misleading .

Extremely disappointed with our stay here. Be very careful what you are booking, the photos are nothing at all like where we ended up. We ended up in a tiny bedroom that shares doors with other bedrooms and no bathroom. You can hear everything going on in the hall and adjacent rooms at all times. One bathroom for a floor full of rooms? It was not fun having to wait to use it. Reminded me of a hostel, but at hotel prices. Speaking of prices, this place is also on AirBnb with completely different pricing - and cheaper. So beware if you are booking through a hotel website. Also, if you are driving, expect to pay an additional $40 a day for parking in nearby lots. Lastly, we woke up to our room full of ants. Since we were traveling, we had a cooler. It was closed,, however that did not stop the entire ant population of Provincetown to come through and cover the thing and getting inside. We had to throw away everything. They got into our toiletries and clothes as well. For a one night stay this was torture. My advice, there are far better options for the price. I recommend staying at an actual hotel with parking included and really enjoy your vacation.
