The Frances Modern Inn

Very nice hotel, centrally located, clean, and with very friendly staff. Very comfortable bed, as well as pillows. I would definitely return.

We enjoyed our recent 3 night stay at the Frances Modern Inn. We stayed in room 11, very spacious and comfortable with multiple seating areas, a desk and a beautiful bath tub (in addition to the shower). The amenities are perfect with a shared common area, Jura coffee machine, cold soda water and free parking. The staff was so helpful and responsive (they even provided us with towels when we planned an impromptu swimming trip). Highly recommend this lovely inn for your stay in Austin!

This place was absolutely amazing. Rooms were so pretty and comfortable. Patio with coffee and drinks was so relaxing to hang out on. My husband and I loved the location. We called to ask if they could accommodate my husband’s allergies and they immediately reached out confirming our request and following up to see if they could do anything else to help him be comfortable. I will definitely stay here again!

A really special place. Staff was very attentive and accommodating and the room was very comfortable and quiet. Neighborhood has a ton of great restaurants and location is convenient to getting downtown. Would definitely stay here again.

Decided to stay here when we got married! We are locals, so didn’t know much about hotels in Austin and where to stay but I saw Frances Modern highly recommended on Reddit. Our room was beautiful, and the entire building was really nicely decorated. The bathroom was clean and they even provided the fluffiest robes! We had a pair of Mourning Doves which were nesting in the planter on our balcony who had their eggs hatch on the same day as our wedding! We had an absolutely lovely time here and would love to come back and would definitely recommend anyone stay here!

One night stay to see a concert at the Moody Center. Great location, comfortable bed, excellent service and a very cool roof top patio overlooking downtown and the Capital.

Such a unique place to stay with very friendly staff. Located near lots of good restaurants. I really enjoyed our time at the Francis Modern and will come next time I’m in Austin.

What a cute and lovely boutique hotel! The rooms are comfortable and well appointed, the common spaces are relaxing and enjoyable, and the whole place is just a vibe. The owner and staff are also lovely humans. It’s a short walk to east downtown, so if you are working at Cloudflare, Zendesk, or atlassian - it’s no more than 10 minutes. Also, you’ve got one of the best bars in Austin next to you, food trucks and live music across from you, and the best coffee in the city (Radio Rosewood) on the other side. Get out of the corporate hotel chain loyalty program that you actually hate and get into somewhere you’ll actually love staying. See y’all next time!

We had such a wonderful night at the Frances Modern Inn. Their room 15 is a gorgeous two story suite with a perfectly curated apartment feel, just with all of the amenities of a five star hotel. The staff went out of their way to help us with parking and even left birthday cupcakes for my husband. There is a beautiful patio and courtyard to hang out in before even arriving in the suite. The suite itself has a very comfortable bed and linens, was incredibly clean, and had a beautiful clawfoot tub inside the bedroom. There were even several led candles to make the space feel cozy and romantic. This is a very good East Side location as well, with plenty of bars and shops to walk to. They have an in house restaurant we weren’t able to try this time around but the menu looks great. The kitchenette is well equipped for eating a nice meal inn. We will absolutely stay here again! It is such a great place to call home base in Austin.

This is a wonderful place to say, and just outside the downtown area.So safe for a single traveler! The Blue Toast nearby is a full breakfast menu and has cocktails if one is interested...
