The Inn at Cook Street is such a unique Ptown experience. We've stayed twice and look forward to our third visit! From the moment we arrive, Spencer always makes us feel genuinely welcome. The inn strikes the perfect balance between historic New England charm and modern comfort, and everything was impeccably clean and thoughtfully maintained. The breakfasts each morning are outstanding. They are beautifully prepared, delicious, and something we looked forward to every day. The location couldn't have been better. Tucked away in the East End, it was peaceful and quiet while still being an easy walk or bike ride to everything Provincetown has to offer. After a day exploring beaches, galleries, and shops on Commercial Street, it was wonderful to come back to such a relaxing place. What really sets this inn apart, though, is the hospitality. You can tell Spencer takes tremendous pride in creating an experience rather than simply providing a place to stay. That personal touch is what makes all the difference. This is easily the best bed-and-breakfast experiences we've ever had. We've met wonderful people during our stays and are so look forward to coming back! It feels like a little family reunion.

Our stay far exceeded expectations. We stayed in the Garden Suite, which was clean, spacious, and comfortable. The grounds are well-kept and so peaceful. The staff is friendly and professional. Spencer is an absolutely incredible host and cook. “Made to order” breakfast is for real. Baked goods are made each morning and Spencer makes each egg dish as guests arrive to the dining room. The attention and care at this inn is top notch. It also is a 20 or less minute walk from major spots in town and is away from the busyness for quiet at the end of the day or for a rest break. It truly felt like home away from home. We will be back for sure!

We had a great stay at the Inn at Cook Street! The location was very central, the breakfast was made to order and very filling, and the room was spacious and exceptionally clean. We even got a free room upgrade! Would definitely stay here again.

We visited from the UK and stayed in the Garden Suite for a couple of days, and it was absolutely lovely. The suite gave us plenty of space to relax, with a comfortable living room where we could sit with a drink in the evenings, after a walk and couple of hours people watching in bar of course. The bedroom was blessed with one of the biggest and most comfortable beds we have ever slept in. The shower and bathroom were spot on too. Breakfast was a real highlight each morning. Spencer clearly puts a lot of care into what he cooks, and it was great to have something different every day rather than the usual predictable options. The freshly made frittata was especially good. What really made the stay special was Spencer himself. He is warm, genuine and very easy to chat to, and we could happily have talked with him all morning. At the same time, he has a good sense of when to give guests their space, so if you prefer a quieter or more private stay, he would never be in your way. We booked directly with the inn and it worked out cheaper than the booking sites, so that is definitely worth doing. All in all, a wonderful place to stay and somewhere we would happily recommend and return to.

We just had the best stay over Mother’s Day weekend at Inn at Cook Street. Spencer and his super sweet Havanese, Tellulah, made our time in Ptown extra special. We stayed in the Retreat Room, which was perfect for us since it had a separate sitting/TV/work space apart from the bedroom. Every morning, Spencer prepared homemade baked goods, endless coffee, fresh fruit, local yogurt, and a rotating egg dish like migas, frittata, or quiche. He’s an excellent cook, and everything looked just as beautiful as it tasted. The inn is only a block from Commercial Street, where you can find everything from cafés, galleries, museums, and theaters to incredible local shops — plus, of course, the beaches and dunes. Provincetown is such a special place, and staying at the Inn at Cook Street made it feel even more magical. Every afternoon we’d have tea by the fire and hang out with Tellulah, which quickly became one of our favorite parts of the trip. We truly couldn’t recommend staying here more — it was the perfect mix of relaxing, convenient, cozy, and luxurious, and we already can’t wait to come back.

Spent a quiet Thanksgiving on The Cape at The Inn on Cook Street and couldn’t have been more pleased with the level of hospitality. Spencer greeted us as we drove up, spoiled us with his culinary wizardry, and made us feel very much at home for the holidays. We will back!

Second time around at the most professionally run and guest-centric Inn we have ever stayed at. Luxurious and artful at all steps. Tremendously creative in-house breakfasts with multiple in-house made and locally sourced ingredients. We had the separate cottage this time and loved the privacy. Spencer is the consummate professional host. Much more importantly- he is a warm, genuine and engaged human being. We need more Spencers🫶

The Inn At Cook Street is perfect in every way! Spenser is the ultimate host starting from the moment you step inside until you reluctantly leave. Beginning each day with his made from scratch and balanced breakfasts are a gift. He’s attentive to everyone and introduces new arrivals so no one is a stranger. Spenser’s staff are friendly and always greet everyone with a smile. The location of the Inn allows for being within walking distance to the corner grocery store and to fine restaurants. We can’t wait for our next visit.

This was our second and third stay for our party of four. The Inn and P-Town in the fall are spectacular! We had such a fantastic time with Spencer! We loved the stories of old Ptown, the dune tour with Topless Tours and of course the colorful community! Breakfast was spectacular as always and Ciro and Sal's under the garden lights wasn't too shabby either. You will NOT be disappointed with a stay at the Inn at Cook Street, the accommodations are beautiful and comfortable and Spencer is hospitable, accommodating and warm. Already planning our next visit ❤️
