It's a cool little hotel. The rooftop hotel is pretty awesome too.

I made a reservation with the hotel because I had an appointment with UCSF medical center and I live far away. On Monday morning I got a call from UCSF at 10am that the doctor called in sick and that I would have to reschedule. They rescheduled me for Wednesday (two days later). When asked if they could change my reservation because of the circumstance they refused. Now I have to pay for this reservation and again on Wednesday. I feel it wouldn't of hurt them to just move the reservation for 2 days later.

I have now stayed at Soma House multiple times, in 3 separate years. The parking attendant was very consistent and considerate, and always on the ball. Polite and prompt as well. There were some issues with our stay though, including an issue with the booking, which was made to seem like I had made some sort of error, when in fact they were searching the WRONG name. Charging me multiple room deposits because I added a day to our stay was also frustrating, followed by the old "theres nothing we can do about it" line made it hard not to pack up and leave. The value and the location are hard to beat, especially for a clean hotel, with parking thats reasonable and a warm swimming pool. The rooms are all very clean, comfortable beds, clean bathrooms, and plenty of space as well. The breakfast bar is simple but its pretty good, with plenty of croissants, mini quiche, and sweet breads on hand. The coffee is good too. Its definitely worth the price especially if you book on a discount site, the staff is accommodating and knowledgeable as well, I just didnt like that they made me feel like I had done something wrong with my booking, and that when I added a day for 2 rooms I was made to recheck in and pay another deposit on each room, even though I kept the same rooms and was the same person using them. "Nothing we can do" seems like a cop out. Beyond that, as I stated before its a good value for staying in the city with parking and a pool.

I stayed here for a little under a week- and honestly the best way I can describe this place is being a fancy motel. The best part hands down is the service though. The service was *excellent*. The woman working at the front desk during the night shift was especially helpful and kind as we tried to troubleshoot getting me another room because the first room I was in- the hot water wasn't working. The rooms are... Okay. Newly renovated, nothing funky, no bad smells. I had no problem hanging out in my room. But the bathrooms could use some work, and even though I was upgraded to a bigger room. I liked my smaller room more because aside from the hot water not working. The bigger room's bathroom wasn't as nice and the floor of my bigger room creaked quite a bit (not to mention the door was very loud). I wish there are mini fridges- although the front desk lady did volunteer to bring one up. I didn't want to bother anyone. But it sounded like they were planning on installing them in the rooms. Overall, not a bad place at all. (PS- close to the Tenderloin. But the security there was pretty good and were always present. Definitely not a bad place to stay.)

BEWARE. This was easily the worst hotel stay I’ve ever had. From start to finish, it was one issue after another and what stood out most was the complete lack of integrity and accountability from the management. Be prepared to be misled and potentially charged for things you did not agree to at checkout. 1. Bait-and-switch on room type I booked a room with two beds. At check-in, I was told I would only get one bed unless I paid over $100 extra. When I declined and asked for a rollaway bed instead, they refused. This felt like a classic bait-and-switch. 2. Overpowering, unpleasant odor The room had a strong, awful smell. Whatever cleaning products they use to cover it up only made things worse. It felt like sleeping in a cloud of chemicals. 3. Poor room conditions The room was small, outdated, and didn’t have a mini-fridge. To make matters worse, there were spiders and small flying bugs. 4. Noise issues completely mishandled At 5:15 AM, loud music started blasting from another room. Due to the building’s layout, noise echoes upward and becomes even louder. I called the front desk multiple times. Each time, they temporarily addressed it, but the noise resumed within minutes. This cycle repeated several times until 6:45 AM, at which point I gave up on sleep entirely. Instead of making things right for me, the front desk focused on potentially charging the noisy guest a fee—completely missing the point that I was the one whose stay was ruined. 5. Misleading information and questionable charges At check-in, I was told there would be a $20/night amenity fee. I explained I had already prepaid through a third-party booking site. After checking, the front desk confirmed I would not be charged additional fees. At checkout, however, they charged me anyway. When I raised the issue, I had to wait 15 minutes to speak to a manager, who then told me to “email them later.” When I insisted on resolving it in person, I was put on the phone with someone who was dismissive, talked over me, and insisted I was “confused.” He gaslighted me and refused to acknowledge that I had been given incorrect information and pushed responsibility onto the booking platform. This was the clearest example of their lack of integrity—they say one thing, do another, and show no interest in fixing their mistakes. 6. Broken elevator The elevator frequently wouldn’t open when it reached the floor. It would just go back down unless you repeatedly pressed the button. 7. Disorganized and overpriced parking Parking is extremely expensive, and the front desk and valet told completely different stories about how it worked. Overall, this hotel does not operate with honesty or respect for its customers. Between the poor conditions, constant disruptions, and misleading charges, this was an exhausting and frustrating experience. I would strongly discourage anyone from staying here—you’re genuinely better off elsewhere, even at a basic hostel. By the time you’ve added all the fees in that they charge you, you could stay at a much nicer place anyway.

This Hidden Gem needs to be on every local families bucket list of places for a staycation in San Francisco. Hands down its best feature is the heated rooftop pool. Ranging from 2 1/2 to 4 ft deep, making it very family friendly especially for those families with little ones still learning to swim. It's become my kids favorite spot to host their birthday parties. Even some of my friends have started hosting their parties there as well. I recently discovered their part of the resort Pass Program. If you live locally I highly recommend it

Normal rooms, the situation of the hotel is not bad but many people are drugged and under the influence of fentanyl on the street. They charged us $20 a day for "amenities" and explained that if we didn't use the facilities, etc. they would return them to us... We told them and they told us that by hotel policy you are obliged to pay them and they do not return them... that is, to what you pay you have to add $20 plus $50 for parking/day that they will not refund you. The truth is that we have felt deceived...

Great stay, beautiful view and shout out to Edward and Sam for an amazing stay!

Worst neighbourhood ! You will not be able to step out on the streets or cross the roads as this is the main hub for homeless Wake up in middle of night due to loud noises on the streets Banana,begal coffee only for breakfast ! Staff is great but please don't book this hotel because it's very cheap There is a reason it's cheap ! No one wants to be here !!

Edward and Sam are truly amazing they were able to accommodate me and my family during our short stay while we visited San Francisco and we’re able to make sure that we were fully taken care of in every aspect that we needed. I would highly recommend this hotel to anyone who’s looking to stay in San Francisco.
