SCAM SCAM SCAM, DO NOT STAY HERE. Absolutely filthy hotel, old period blood on bedsheet - yes only one thin sheet to cover the bed so we had to sleep next to it!! Absolutely the WORST hotel in our entire two week trip across Philippines. I read reviews and thought maybe pay more for deluxe room on high floor for better experience, but it was still very terrible. No wifi at all, only lobby. Absolutely a scam for 2100 pesos a night. Trust me AVOID

November 2025 - Basic hotel — definitely a 2-star experience for me. The room is spacious, but the squeaky bed, old AC, worn-out towels and sheets, and not-so-fresh smell pull the comfort level down. No drinking glasses, no slippers, slow WiFi, and my keycard even got deactivated, so they switched me to an old-school metal key. They also don’t allow guests to leave the keycard to keep the AC running when stepping out. And the biggest drawback? No hot water. On the bright side, the night-shift lobby staff was genuinely pleasant, and the location is great. Worth the price? Just fair.

We booked this hotel because we're affected by typhoon Tino. The room was decent, but not great. It didn't have table or a kettle to heat up water. It only had ONE chair. Upon arriving, we didn't receive any slippers that hotels usually give. We didn't even have rugs in the room and in the bathroom area. As a result, our room became wet and messy especially in the bathroom area. We were also forced to buy our own slippers to maintain proper hygienes in our room. The bathroom also had molds and the toilet was clogged. The bedsheets are giving itches all over my body. Don't get me wrong, I'm not blaming the staffs for this because they're just incharge with cleaning the place, not deciding on what to put in a room.

We checked in last July 30 2025 my gosh the room has 🪳 🪳 🪳everywhere it was disgusting...

We arrived half an hour before check-in, even though our room was ready and available they asked us to pay extra money to check in earlier. In addition, we booked a double room online, and they had an incorrect receipt showing that I booked a room with bunk beds. Even though I showed them the receipt with my payment for a double room they demanded an additional payment. The room itself is dirty, hairs on the shower floor. Good location for those looking to sleep close to the malls.

The toilet was dirty, and the bed linens and towels were stained. There was extreme street noise. The connecting door to the next room was unlocked.

⭐⭐⭐⭐⭐ 5/5 I had a wonderful stay at Mabolo Royal Hotel! The staff were incredibly friendly, welcoming, and always ready to assist with a smile. My room was comfortable, and well-maintained, making it easy to relax after a long day. I also appreciated the convenient location—close to key spots yet peaceful enough for a restful stay. Overall, great value for money, excellent service, and a warm atmosphere. I’ll definitely stay here again and recommend it to anyone visiting the area. DO NOT STAY HERE!!! If I could give zero stars I would! My dad booked us 4 rooms here for one night before our flight. Location was good as it was close to the airport and not far from eateries. However here’s a list of everything that went wrong: 1 - In my room there was no hot water so I had to take a cold shower. We told the front desk and they moved us to a new room. 2 - New room had a dirty pillow case, had to ask them to change it. 3 - New room had a cockroach on the ceiling! We called the front desk and someone came with a broom and small ladder. He swatted at the roach and it flew down to a corner in the room. He tried to find it but couldn’t. He saw a hole so he decided to put a plastic bag to cover the hole so it wouldn’t come back out. 4 - New room door was hard to open with the key, twice we had to go back down to have someone come open the door for us. Very annoying! 5 - The room my sons were in had dirty linens! Will attach photos. We had to ask them to change all the linens. 6 - Their room also had no hot water. They came and showered in our room. 7 - Their room also had a cockroach which my oldest son killed. I will also upload a picture. Those are the specifics but overall the hotel is old and needs to be updated. The bathroom fixtures are rusty and the chairs/sofa are stained. With all that said, the worst part is the fact that the hotel staff didn’t do anything to compensate for the horrible experience and multiple inconveniences. After dropping us off at the airport my parents went back to talk to the manager as they didn’t want to spoil our experience even further. The responses they gave were “we just fumigated”, “no one foreigners have had this experience”, “maybe this was sabotage by some disgruntled employees”, “we promise not to let this happen to other guests”. All terrible responses! The least they could do was refund 2 of the 4 rooms. Things can and will go wrong but the way the staff handles it is what matters! We will never return to Mabolo and I hope no one does after reading this review!!!

Arrived a hotel 7 june had pre booked 6 nights 2 rooms so bad i took 20 photos of state of our room had to cancel booking the state of facilities terrible to many problems to list booked through booking .com the photos so out of date
