It’s a hotel that has seen better days.. but if you are paying £50-£75 a night for a hotel in Manchester I think you probably guessed that! That said the rooms are clean, beds are ok, showers work, and Wi-Fi is free … it more like 5mb speed.. but again see “how much does this Cost per night” and while no bar / restaurant ( only breakfast is available ) the rooms have microwaves and small fridges, and a co-op 5 minutes walk away.

Ok let's do pros and cons. Pros: 1. If the hotel put you in a decent part of the external annex, you'll be able to enjoy free WIFI which is superfast and won't drop the line. If they decide to put you in a different part of the annex, you won't even get WIFI. I complained that there was no coverage and that I wanted to see the car park as out of my fogged-up window I could only see a grassy area and I was right at the outer reaches of the annex. They put me in another room, that was nicer, fresher, overlooking the rear car park and just so much better! So that started off pretty crap got better. 2. Ample parking at the rear that is well illuminated. 3. Tea, coffee and milk... take as much as you need in the hotel lobby 4. Gorgeous soft pillows and harder pillows to suit all requirements. This is important for a good night’s sleep. The bed was excellent - 1st class. 5. Lots of storage points, but they did need a good clean inside the draws 6. Large writing area 7. The owner on the reception is a great guy and anything you want; he'll try and sort it for you. CONS: 1. Paper thin walls - I could hear people snoring, breaking wind, coughing, talking, other people's TVs, and one 'gent' left his radio on all night... basically I could hear absolutely everything from all the other rooms. There was no sound proofing whatsoever, so if you're going for a romantic break here... don't bother. 2. Drab decor - Poorly maintained but work was ongoing, so they are addressing it. 3. Rubbish toilet paper - The sort that disintegrates when you go to the loo. Awful stuff 4. The breakfast was simply awful. For the money they charge, this needs to be much better. For price they are competing with Premier Inn who for less money do an all you can eat breakfast with proper sausages...Take note. The single sausage was a defrosted burger van type sausage, the bacon was dripping in fat, and it was a very small portion of pretty much everything. I did tell the waitress that the sausage was pathetic. The toast was nice... no issues there. 5. Broken glass outside the entrance for over 24 hours. Bottles and glasses were broken outside the night before and there they remained for over 24-hours - GET THEM MOVED FOR HEAVEN'S SAKE !!! 6. Glass in the double glazing had failed in a lot of windows 7. TV reception on BBC and some other channels was terrible or non-existent. I resorted to watching TV on my laptop. You need to fix the Aerial guys... 8. Wrong sort of chair at the writing area that was difficult to move out and into as it just caught on the stained carpet and wouldn't budge... I had to manually lift it up to move it even a short distance So in summary, would I stay here again - For the money they charge, probably not. I expect much superior cleanliness, food, decor and a working TV! But in fairness, they're a young business and they're trying so good luck to them and hopefully their customer experiences will improve.

Good value , clean accommodation perfect if you're working away. There is a fridge and microwave in the room which is really handy. Good parking friendly staff absolutely no compliants.

Very old hotel that needs some updating, didn't get much sleep due to people in next room playing loud music till almost midnight and then was awoken at around 1am by the people again in the next room having very loud sex....told reception about the noise but nothing was done about it...let's just say I wont be using this place again.

If you are booking this hotel and expecting a 5 star experience for buttons, then you will be disappointed, but if you want a bargain hotel with easy access to Manchester then I don't think you would be disappointed, we stayed for 3 nights, the rooms were clean and comfortable and the staff were all very helpful
