The bottom line: not a place for a relaxing and comfortable stay. Likes: - It looks recently renovated. - Full kitchen. - Easy check-in. - The area is relatively quiet. Dislikes: - There was no hot water for 2.5 days, due to the boiler breaking down. - To make up for the lack of hot water, the owner offered unreasonably low compensation (almost half of what Booking dot com provided at the end), and placed a condition that I won’t leave a review of my stay. - The owner tried to shame me for reaching out to Booking customer service for help with the compensation. - The room and particularly the bathroom are in desperate need for more shelf space and hooks. The sink is so tiny (and located directly under a mirror shelf) that using it is very tricky. - The room itself has very little floor space. I could barely place a yoga mat on the floor. It would be very inconvenient for 2 people to stay in this room. - The room is on the ground floor, creating privacy issues if curtains are opened. - The bathroom walls are covered in plastic, giving an impression that it’s a gas station restroom. - The tile floors in the room are cold. - Provided towels feel more like rugs, as if they were washed too many times.

Very beautiful room, well-maintained and clean. Very friendly host who is easy to communicate with. The location is great, with everything Leuven has to offer within walking distance. Had a very pleasant stay!

BE CAREFUL! SCAM! Booked the hotel via Booking the day of as I was in a need for a last minute place, which meant there was no refund guarantee. I arrived and a Joon checked me in. After leaving I called him back and told him the room was full of small flies which were too many to be able to be comfortably in the room. He said they couldn’t do anything about it and that it would be better if I just left and they would refund me the money. After making me leave, they sent me a message via WhatsApp that after further review they had seen that I had checked in and use the apartment and as such they would not be issuing a refund. Which of course I checked in because they were present when I did, such a weird excuse. They immediately blocked my number after sending the message, and as such there was no way anymore to reach them. They kept the money and made me leave without staying the night. Booking also had no success after multiple times trying to reach them. BE CAREFUL AND DO NOT TRUST WHAT THESE PEOPLE SAY! I WILL BE SUBMITTING A COMPLAIN TO THE LEUVEN CITY COUNCIL.

Our stay at this property was an absolute nightmare. The room, tucked away in a cramped attic, was deceptively presented to hide its many flaws. The heating was selfishly kept at an uncomfortably low level, leaving us freezing most of the time. To make matters worse, the so-called “kitchen” was located in the bathroom—a shocking and unsanitary setup. The fridge still contained food remnants from previous guests, and during our three-week stay, the bed linens were never changed even once. When we asked for separate city-tax receipts for two people, the host bizarrely accused us of attempting fraud. Additionally, the receipts they provided were not true legal documents, such as those issued by a notary, leaving them useless and unable to recoup costs on it. The host also demanded €150 for alleged damage to a table but failed to provide basic items like coasters to prevent such wear. After initially requesting that we not leave reviews for each other on Airbnb, the host later posted ridiculous claims about our cleanliness once the grace period had ended, despite knowing full well the room was left in good condition. We are unable now to leave any Airbnb reviews on his page. The unprofessionalism, hostility, and manipulative behavior of this host made our stay unbearable. Avoid this property at all costs—it is not worth the stress or frustration. I attached below images of 150 euro worth of damage to a table. 2nd image was after a simple cleaning.

Excellent, central location, close to the city center, parking garage around the corner, very friendly service, everything well organized.

Very comfortable room for a couple, responsive hosts. Good location.

Accommodation in a small building isn't a hotel, but more of an Airbnb with "some" room service. The rooms are very large and cozy. The decor and furnishings are contemporary and tastefully chosen. The room, bed linen, and bathroom amenities were very clean. Free and fast Wi-Fi. There was a coffee maker with coffee pods, milk, and sugar, a kettle with tea bags, a mini-fridge, a microwave, an iron and ironing board, and a hairdryer. Very complete. You have a table in your room and can order food delivery if it's raining heavily, which is common here. It's a self-check-in option, and you have your own key to the outside door. You have plenty of privacy, but the owner contacts you via WhatsApp and is available if you need anything. The downside is that we stayed for four nights, and they only cleaned our room on the first day, but not the rest of the nights. They justified it by saying that the cleaner was sick. However, they came at 9:00 PM one day to ask if we needed anything... but the next day they didn't clean the room either. Instead, they kept sending us WhatsApp messages until the day after we checked out, asking us to give them a 10/10 rating. It's very close to the train station, shopping and lively areas, and a 10-minute walk from the historic center.
