Avoid at all costs. Not even cheap and cheerful. Pay the extra money find somewhere else safe with access to manage on site. Numerous problems had to contact emergency no x2 during 2 night stay waste of time . Alarm going off for almost 1 1/2 hours deafening and unbearable. Not bothered to sort out till 2nd call made. Music loud till 04.30 in morning. Had enough. Worst place I've stayed in over 61 years of travelling. After contacting the management they weren't bothered . Appalling money grabbers . Don't bother.

Unsafe accommodation, zero security – stranger found asleep in our bed – 1 star. Do not recommend. We checked in, after having to call the service centre to get the access codes. We left our belongings in the room, locked the door, and went out into Lincoln town centre. When we returned to the room after midnight, a stranger was asleep in our bed — they had a booking for the following day, but had been issued valid access codes to our room a day early. They had let themselves in, fallen asleep in the bed, with our belongings in the room. This is a fundamental breach of safety and privacy, not to mention the fact we had booked the room for that night. No alternative room was available, despite reaching out to the support team, and calling 10 hotels in Lincoln. No nearby accommodation could be found, and we were forced to sleep in our car in December. It was an atrocious experience and despite raising this formally over a week ago, there has been no response from the Hotel management or Booking.com, and no refund has been issued. This is completely unacceptable. The codes for the hotel appear to never be changed, and the bedroom doors are on a simplex lock too. So anyone who has previously been given the codes, can gain access whenever they wish. There is no way to lock the rooms from inside, so had we been asleep in the bed when the stranger let themselves in, it would have been an even more distressing situation. This is the worst accommodation I have ever experienced, and the lack of response, or refund from the Hotel just highlights the dismal quality of this Hotel. Do not book here under any circumstances.

Very polite setup even though no one was there. Instructions for check-in were clear and the room was comfy. Imma stay here again.

Self check-in was a breeze. Everything I needed was right there, and the place felt well maintained.

So realistically this is my fault because I should have checked the reviews first like I normally do. I've had to rush to Lincoln as a family emergency and had to book some last minute accommodation for myself. I booked what I thought was a room with a double bed as that is the option that I picked. Anyway, upon arriving I found out that I had 2 single beds and they were not willing to transfer me to a different room to accommodate my needs. I was put right at the front of the house on the ground floor. I genuinely wish I just slept on the curb outside because that's what it felt like at 6/7am this morning. I'm honestly fuming!! The place stinks. The beds have been slept in that much you basically have the mattress fold around you. The duvet is so thin from so much use. It feels heavy with dirt. So yeah I slept fully clothed sat up in a chair. I will be going through booking.com to recoup my money. Stay away from this place. Please pay the extra £10/20 and go somewhere like Travelodge or premier inn.

Here right now and to say I will never return is an understatement bed is the most uncomfortable thing iv ever had to lay in absolutely terrible room smells of damp and a fousty odar very undated no-one here at all to communicate with didn't have no email before hand with codes for doors etc absolutely shocking definitely will not be returning ever came for daughters graduation and iv not been able to even have a restful night sleep would be more comfortable sleeping rough!!!!

As a quick stay, relatively cheap, ad-hoc or regular, good standard accommodation it fits the bill. Quite an array of room options, sizes, on-suite,or shared bathroom. Breakfast is basic but well provided and left in the room for consumption rather than served seperately. In room facilities are actually quite generous including a good array of tea/coffee/ hot chocolate, bread for toast, butter, jams and cheese, a pint of fresh milk, yogurts, even a tin of baked beans (Heinz as well). There is a clean fridge and freezer, a kettle, and room fan and TV. If you also want to bring your own food the shared kitchen offers great spacious facilities. Bathrooms are clean and fresh. Location is good for lincoln itself and for getting onto main roads. Offstreet parking gives a sense of safety. It's booked via, and executed by 3rd party service providers and the automated services usually work, however sometimes they dont and it a small inconvenience to collect entry details. In fairness there is also a helpline if you encounter property related problems and when I needed assistance it was prompt and polite. If I had one critique it would be that small elements of wear and tear, or maintenance, needed in both the rooms and general property and that lets it down. Its decor is modern and neutral taste so that extra bit of maintenance would nudge it into a higher rating bracket. Also, the parking numbers on the offscreet parking have faded and occasionly you pay for dedicated parking bay and its blocked by other cars. This would be an easy fix. In summary its a good and well kept Hotel if you appreciate the price point. It's actually quite homely and I'd stay here given other mainstream choices.
