A very atmospheric place. The owner, Mr. Arnaldo, is very kind and discreet. His dog, Oliver, is eager for company and loves children. The location is secluded, with a beautiful view of Sarnano. There are beautiful waterfalls nearby, and the nearest beach on the Adriatic Sea is about an hour away. I highly recommend it!

This was one of our most disappointing experiences ever in Italy. We knew it right away upon arrival. Although there are certainly things we could have known with better research beforehand, I want to explicitly write it down here so that others don’t make the same mistake. The access road is not pleasant. You pass a few houses with a very scary dog and some strange people. This does not give a good feeling, especially since I also like to exercise and therefore want to be able to leave my wife and children safely behind. Upon arrival, we were greeted by Arnaldo, a somewhat stern but friendly man. However, he was not alone—he was accompanied by two dogs. One was a relatively small dog that didn’t do much, but the other was a large dog that really bothered us since it went everywhere. It walked into the apartment, stood next to us while we were eating outside, came to the pool when we were lying there, barked a lot, pushed its nose into our crotches, didn’t listen (at least not to us), and even when my wife once tried to shoo it away from the table with a small physical gesture (a light push), it even made a sort of biting motion. Absolutely not pleasant with small children or for people who are afraid of dogs. When we entered the apartment, the living room was very dark, with little natural light. It was also quite dusty, with lots of cobwebs, and the kitchen felt a bit greasy. We made minimal use of the kitchen. However, the BBQ was very nice, which we used with pleasure thanks to the wood that Arnaldo provided for it. We also enjoyed a delicious tomato from his garden, which we ate with a glass of his own wine. The old bed upstairs creaked a lot, but the sheets were spotlessly clean and smelled wonderful. The bathroom floor clearly showed signs of black (mold?) spots. The pool is beautifully located and lovely for cooling down, although the weather during our stay was particularly pleasant. Strange though that we had to clean the pool ourselves with a net. The night before our departure we wanted to thank him and mentioned that we would be leaving the next morning, and that’s when a dispute arose about the costs. Where we believed, based on earlier communication, that Arnaldo had charged us for one night too many, he argued that regardless of the booked period, the price is always fixed for a week—something he had not pointed out to us before. Arnaldo then turned out to be a poor conversational partner, and we parted ways without saying goodbye, finalizing the communication via WhatsApp. We had to pay the full amount initially agreed upon, even though he had confirmed to us one day less but still put that extra day on the invoice. We paid the full amount, but it is clear that we will not return here. Arnaldo also made it clear that we are no longer welcome. Despite paying in full and leaving the apartment in good condition.

We stayed a week in this splendid property. The view is breathtaking, the apartments are beautiful, spacious, and faithfully respectful of the farmhouse's history. Mr. Arnaldo is a kind and discreet host, and Oliver, the dog, is a wonderful creature!
