THIS PLACE HAS ROACHES!!! I heavily advise anyone to avoid this place at all costs and I can confidently say that I will NEVER be staying at this place again and I think it needs to be shut down or severely inspected. The price I payed is more than I’ve payed at much nicer hotels and there is absolutely no excuse for this disgusting experience I just had here. I NEVER leave reviews because I just don’t like tarnishing the name of a business but after this, I really felt like I had to write my first review ever. I feel inclined to warn anyone to please avoid staying here. When I first entered, I had to request a room change because my room smelled super strongly of cigarette smoke and the bed sheets were dirty and covered with holes from burnt cigarettes or something. They accommodated and moved me to another room. Entering the second room, it smelled drastically better than the first room and the sheets appeared cleaner so we stayed in the room. Fast forward to later on in the night at about 2:30am and I spotted roaches 🤮 My skin crawled. I killed one and immediately panicked and closed all of my bags and sealed my belongings into plastic bags to avoid any roaches coming home with me. I went down to the lobby to ask the attendant if there was anything we could do. He apologized and said that there was nothing he could do other than switch our rooms and that if we wanted compensation, we would have to wait until the manager got in at 9am. When we spoke to who I believe was the manager in the morning, he said that in order for us to get a refund, we would have had to leave earlier and not stayed the night. HOW WERE WE SUPPOSED TO KNOW YOUR HOTEL WAS ROACH INFESTED?!? We even showed him a video of the roaches and that didn’t help one bit. His excuse is that they are “trying their best” and that it’s a “poor” neighborhood. That is a ridiculous excuse for a place where people pay good money. Exceptional customer service is not something that is crucial or expected, but hygiene is an absolute MUST. I really pray that the owners will take the steps to ensure their establishment is sanitary for their guests. Someone could take a roach home with them. Not okay whatsoever. They basically told me that I could have gotten a refund if I had noticed the roaches earlier in my stay. Ridiculous. Unacceptable.

Stayed at Kings Inn by OYO in Chicago on May 23, 2026, and would not recommend this property. On check-in, the bathroom had visible hair in the tub and a used, partially opened bar of soap left over from a previous guest — no sign it had been cleaned. The bedsheets smelled stale and unwashed, not like they’d been laundered between stays at all. I raised this with the front desk staff, who acknowledged the issues and agreed to issue a refund. They gave me a reference number for it. When I followed up to check the status, I was told by a third party that the reference number was invalid and wouldn’t work — meaning the “refund” I was promised has gone nowhere weeks later. Basic cleanliness should not be optional at a paid stay, and a refund that was promised on the spot shouldn’t require chasing down a fake reference number. Avoid this property until they can show they’ve actually fixed how rooms are turned over between guests.

This place was horrible. I booked for a week. When I got there he said I don’t accept weekly bookings but I had already reserved the days. The halls smelled terrible everyday I was there. I stayed during the storm. Power went out no lights and no air. I was there for two days with no air and no lights. The 6th day into my stay they told us we had to leave. Owner promised to pay out of his pocket for the days we were missing. He said he would pay for two days. I still had one more day there. They told me they wouldn’t pay for that day because I’m not going to be physically there but I had already reserved and payed for it. The sheets were dirty when I first got there. The fridge was not cleaned out. It still had the last persons items still in it. The microwave was disgusting. The man at the front desk has a nasty attitude and very rude. Would not recommend. Very nasty and smelly hotel.
