Great location off Piazza Popolo! Staff very friendly and helpful, especially Johannes. Really enjoyed the 4th floor terraced patio where breakfast was served every morning! Room quiet and comfortable ! Will gladly recommend!

The location of the hotel is excellent if you plan to do alot walking in Rome. The location itself is a group of buildings that are not connected, so if rains you are going to wet for breakfast. The SLH/Hilton listing for this hotel is totally misleading. There is not restaurant on site and the quality of the food in the "breakfast room" is questionable. The pictures on the website are apparently in a different building. There is no concierge on site, and when I called the hotel to request tickets to an event, the front desk hung-up without answering. There is a strong sense that they are doing you a favour by letting you stay. Its Hampton Suites quality at Folio Hotel prices.

I booked this hotel to celebrate my birthday with the family and definitely the best choice. The reception staff was very attentive and kind. Very spacious room, comfortable, Diptyque amenities (top!), amazing shower, with separate bathtub. Breakfast impeccable and the location couldn't be better!

My wife and I just returned from a quick 3 night trip to Rome. We stayed at this hidden gem in the eternal city and could not be happier with our choice. The team at check in was so gracious and had our room available even with the early morning arrival. The check in was effortless and they offered us breakfast as soon as we finished checking in. They really were so helpful during our stay from giving us a fantastic suite (suite 302) to arranging our car to the airport when we checked out. In my opinion, the hotel is in the best location just steps from Piazza del Popolo, Via Condotti, The Spanish Steps, and many other walkable attractions. The hotel is immaculate and they are really on top of everything. Housekeeping kept the room in perfect order and as soon as the do not disturb sign was off the door, the room was cleaned. Well done!! They have a fantastic rooftop breakfast buffet that seems to have everything you desire to start your day. Valerio really makes sure you have your cappuccino once you arrive and remembers your coffee everyday. He is also a pleasure to speak with and has a great personality. We have stayed here several times with our daughters and they are always so gracious to my family. If you are looking for a wonderful place to stay while in Rome, you must experience this property! See you in the summer!!

My wife and I stayed at this hotel at the end of Feb and beginning of Mar in 2026. The hotel is located in a great spot in Rome and you can walk to many attractions from here. We walked many miles a day and felt very safe during the day and night. Our room was not in the main building, it was across the street, which was a bit strange for us but maybe that’s normal in Italy. The room was comfortable and nice. However, there seemed to be a lot of noise in the hallway, especially when guests would shut their room doors and that was very loud. The breakfast was included with our room and it was very good. The staff at breakfast were very nice. Overall we were happy with this hotel and would stay here again. However, the shower would leak every time we used it, which was annoying. The housekeeping staff did not make sure to leave water bottles in the room daily and one day they only left one glass instead of two. Even with these minor issues, we would stay here again. Note: There was no upgrade offered for Hilton Diamond members

Hotel that I often frequent when I am in Rome and when the rates are more affordable. Full center, as the name suggests (via del baboon). Very comfortable rooms regardless of whether they are in the main body or in the annex. Small tricks that make it pleasant and comfortable (and often missing in other facilities): bottle of water and treats offered, iron and ironing board. Breakfast is on the terrace: if the day allows you can do it outdoors on the rooftops overlooking the bourgeois villa.

Not a luxury hotel by any means. The hotel is in a great location. Our room was clean, comfortable and spacious. Breakfast was ok, coffee was superb and the restaraunt staff exceptional. Check in and check out was done professionally but at other times reception is staffed by people who barely said hello and looked as though they could not care less. However when we are back in Rome we will surely book here again.

Boutique hotel? Yes but only for the price. 650 euros per night for a loft room, when I had recommended that I absolutely wanted to sleep in the main body and absolutely did not want the loft room due to health problems. All confirmed also by email and telephone interviews. Upon arrival I find this unpleasant surprise and the staff did not go to any trouble to change my room. I would have rushed out of the hotel but at 7pm it was impossible to find another hotel. The next morning with a universal flood you have to go out, cross Via del Babuino to be able to have breakfast in the hotel opposite the same property. Poor cleanliness and rude staff. Absolutely not recommended

This was our fourth stay in the spacious Patrizi Suite, which is complete with exclusive access to a rooftop patio with sweeping views of the city (see hotel photos). It was rather cold and rainy on this stay but previously we have enjoyed a glass of prosecco in the Roman sunlight. The suite faces the street but this is a very quiet area at night. The breakfast buffet at the rooftop bar is excellent and the hotel staff is uniformly friendly and professional. On this stay, Silvo and Hilaria at the front desk were especially helpful in receiving a wayward DHL delivery for us. As usual, owner Alberto Moncada's little Roman Notebook provides all the local tips. We especially like the nearby wineshop Buccone where you can sit and enjoy small bites whilst sampling the wines. Their are a number of fine restaurants close by but Emme in the Margutta 19 hotel is now our favorite. Babuino 181 is ideally located near the Piazza del Popolo, Borghese Gardens and is within easy walking distance to the many tourist attractions including the Spanish Steps and Trevi Fountain. The Patrizi will remain our accommodation of choice on our trips to Rome.

When I arrived at the check-in, the receptionist said that my room had a technical problem and was giving us a room “up grade”. Pure deception, put me in a room in another building, with stained mattress, unworking abajur, clogged shower and broken air conditioning. I returned to Brazil super cold, I'm almost sure it was because of the cold of the morning. Also, the extra bed they put for my daughter, was shameful, it looked like I was sleeping on the floor, so hard. Breakfast very weak, few varieties of fruits and still bad, mixed egg did not give to eat, looked like a "block" of eggs. Rome was the last destination of my trip, it was unpleasant to end this way 😮
