Last verified: October 2026. Palm Springs is the one place in this series where "gay hotel" still means what it says. Eleven men-only, clothing-optional resorts operate in 2026, nine of them packed into the Warm Sands grid south of Ramon Road, and the choice is less about whether a hotel welcomes you than about what kind of week you want: a nude pool with a maze and day passes, a quiet swimsuit-optional garden with breakfast, or a big mid-century hotel with a drag brunch. The catch is geography. The bars are on Arenas Road downtown, 15–20 minutes on foot from Warm Sands on streets with patchy sidewalks, and from June to September nobody walks anywhere between noon and sunset. This guide gives you the real minutes, the day-pass and ID rules, who closed since your last visit (Canyon Club, the Barracks, the White Party), and what Pride, Leather Pride and the Bear Convergence do to prices.
Pick by trip style
| Stay style | Hotels | Where / distance from Arenas Rd | Vibe and dress code | Who it suits |
|---|---|---|---|---|
| Zen luxury (quiet, polished) | The Hacienda at Warm Sands · Santiago · Descanso | 18–37 min walk, 5 min by car | Men only; nudity is for sunbathing and swimming, not for show; no day passes, so no strangers at the pool; breakfast (and lunch at some) included; silence after dark | Couples and solo travellers who want a book, a saltwater pool, real service and calm |
| Social, classic, friendly | INNdulge · El Mirasol Villas · Triangle Inn | 14–23 min walk, short ride | Men only, clothing-optional everywhere; evening happy hours around the jacuzzi; returning regulars; INNdulge admits no outside day-pass visitors by stated policy | Men who like meeting people in the pool and an unpretentious, warm house |
| Play and cruise | Casa Oliver (ex-All Worlds) · CCBC | 15 min walk (Casa Oliver) / car (CCBC, Cathedral City) | Fully sex-positive: mazes, dark rooms, sling rooms, play areas by the pool and spa; day and night passes bring a changing outside crowd | Men who come to Palm Springs for sex, round-the-clock parties and a bathhouse atmosphere |
| Downtown, mainstream luxury | Kimpton The Rowan · Hotel Zoso | 2–3 min walk | Swimwear on; mixed, very gay-friendly crowd; the Rowan is the tallest hotel in town (seven floors) with the famous rooftop pool facing the San Jacinto mountains; Zoso hosts Leather Pride and the Bear Convergence | Anyone who must be able to walk home from the bars at any hour and does not want a nude resort |
| Group getaway | Mid-century villas for rent (Airbnb, Acme House Company, Poolside Vacation Rentals) | Warm Sands, Movie Colony, Twin Palms neighbourhoods | A walled compound with your own pool, your own kitchen and total privacy; much cheaper per head than $300–450 a night per resort room | Groups of 4–8 friends travelling together (warning: strict no-outdoor-music rules, see below) |
Villa or resort?
Palm Springs is the capital of the rentable mid-century house with a walled pool, and groups almost always do better in one: a four-bedroom compound in Warm Sands or the Movie Colony costs less per person than four resort rooms, and you cook, swim and drink on your own schedule. Book a men-only resort when you are travelling alone or as a couple and want the social pool, the nudity and other men around; book a house when the point is your own group. Two rules come with the house. The city's vacation-rental ordinance bans amplified music outdoors at any hour; code-compliance officers patrol, neighbours report, fines start at $500–1,000 per incident and a serious complaint can end the stay. Legal rentals carry a city permit number and a local contact who answers within 30 minutes; permits are capped per neighbourhood, so unpermitted listings get shut down mid-stay. Resorts, by contrast, run only quiet background music of their own.

Where to sleep, in real minutes
All walking times are measured from the Arenas Road bar strip (Hunters, Streetbar, Chill, Quadz, Blackbook, Dick's, all between South Indian Canyon Drive and Calle Encilia) at 80 metres a minute with street corners counted, which is how the "min walk" line on every hotel card on this site is computed.
- Downtown / Arenas (Hotel Zoso 2 min, Renaissance 9): the only beds you can stumble home to. Hotel Zoso at 150 South Indian Canyon is in Quadz's block.
- Warm Sands (El Mirasol 14, Casa Oliver 15, Vista Grande, INNdulge and Desert Paradise 17, Hacienda 18): the gay resort grid between Ramon Road and Sunny Dunes, bounded by Warm Sands Drive, Grenfall Road, Random Road and Camino Parocela. Residential streets with patchy sidewalks and little lighting; the sensible route to the bars is up South Indian Canyon or East Ramon Road, 15–20 minutes, and most people call a car after midnight. The leather shops and Tool Shed on Sunny Dunes are 5 minutes away.
- San Lorenzo Road (Santiago 22, Triangle Inn 23, plus the mixed Float and A Place in the Sun): the southern edge of the same area, a block from Club 541.
- Uptown Design District (Descanso 37, Trixie Motel 31): the galleries and mid-century shops along North Palm Canyon, where the Pride parade starts. Descanso is the nearest men's resort to Toucans, 10 minutes on foot, but 3 km from Arenas.
- East Palm Canyon / South Palm Springs (Ace 38, Saguaro 43, Twin Palms 46, Casitas Laquita): you drive. Rideshare to Arenas is $10–15.
- Cathedral City: 8 km east along Highway 111, a car or rideshare of 12–15 minutes, and no longer just "where CCBC is". Around the Highway 111 / Perez Road junction a second, cheaper, less polished gay district has formed: the Roost Lounge, the AMP sports bar, One Eleven Bar, the Runway poolside restaurant at CCBC and the Eagle Cathedral City taking over the old Barracks. Rooms here run 30–40% below Palm Springs; it suits anyone with a rental car.
- Canyon Club Hotel (North Palm Canyon), the cheapest gay resort in town and gay since the 1980s, closed on 8 December 2025; the new owners run the Terra wellness hotel next door and talk of a spa resort or a straight boutique hotel.
- All Worlds Resort became Casa Oliver in late 2024. Inn Exile, long absorbed into All Worlds, no longer exists as a name.
- Many of the older resorts have closed or been converted to apartments in the last few years. If a name from an older guide is not in our table above (La Dolce Vita, Tuscany Manor, Bearfoot Inn, Century, Tortuga del Sol, Helios, Chaps, Escape, Terrazzo, Warm Sands Villa), it is no longer operating as a gay resort.
- The Riviera (briefly Margaritaville) is closed for a full renovation through at least the end of 2026, so it is not an option for Pride.
- The Barracks in Cathedral City closed on 4 August 2024 after losing its liquor licence; the Eagle Cathedral City is being built in the same building, with an opening announced for 30 October 2026 that we could not confirm. Eagle 501 on Arenas closed in 2022 and the space is now Dick's on Arenas.
- The White Party has not happened since 2024. The 2025 edition was cancelled, a "coming in 2026" teaser produced no dates, and in October 2026 the website shows only a name. Do not book around it.
- Second guests: the men-only resorts without day passes charge for an extra person rather than refusing him: Santiago and Descanso list $60 a night for a second guest. Book for two from the start if there is any chance of company; it is cheaper than the overnight add-on and nobody has to argue at the gate at 02:00.
- Day and night passes: at Casa Oliver, Desert Paradise and CCBC the pass is the visitor policy: your date buys his own pass and leaves when it expires (CCBC's is strictly eight hours). Resorts without passes (Santiago, Descanso, Twin Palms) admit registered guests only.
- Age and ID: every men-only resort is adults only; CCBC is 21+ and accepts only a physical government photo ID; Casa Oliver checks ID at 18+. Bars, the Eagle and Pride Massive are 21+, and a passport is the ID Americans will understand.
- Resort fees: $20–24 a night at Santiago and Descanso, $39–69 at the mainstream hotels (the Kimpton Rowan charges $68.85, the Ace $52 plus $10 parking). They are not in the headline rate; compare final prices.
- Taxes: Palm Springs charges 13.5% transient occupancy tax at "group meeting" hotels, 11.5% on vacation rentals and roughly 13% at the small hotels, plus a 3% tourism assessment at hotels of 50 rooms or more (1% on rentals): expect 13–16.5% on top. Cathedral City is 12% plus 3%.
- Clothing-optional etiquette: a towel under you on every surface, no photographs anywhere near the pool (phones face-down is the norm), and a "no" is final. Tour or day-pass a resort before committing a week to it; they differ more than their websites suggest.
- Cannabis and smoking: legal for over-21s, but no city rule lets you smoke in a hotel room; every property sets its own ban and cleaning fee, and CCBC is explicitly substance-free. The legal answer is the licensed consumption lounge, which Palm Springs and Cathedral City are among the few Californian cities to allow: places such as Farms Club in Palm Springs and The 420 Lounge or The Vault in Cathedral City work like a social club with drinks and shows, and the city was widening what lounges may offer in 2026. Fentanyl contamination is the valley's real drug problem; naloxone is sold over the counter in California pharmacies.
- Public nudity and cruising: nudity is legal only inside the private resorts; outdoor cruising at the equestrian trails and the old Bel Air Greens course brings police patrols and lewd-conduct charges, as recent police statements make clear. The resort day pass is the legal version. We found no reported dating-app robberies in Palm Springs or Cathedral City in 2025–26; the usual rule still applies, meet on Arenas first.
- Vacation rentals: legal rentals carry a city permit number and must have a local contact who can arrive within 30 minutes; the city caps permits per neighbourhood, so unpermitted listings do get shut down mid-stay.
- Budget: El Mirasol Villas (studios $199, two pools, men only); Desert Paradise (men only, day-pass energy); A Place in the Sun (mixed garden motel on San Lorenzo, a block from the Triangle).
- Mid-range: INNdulge (the Warm Sands classic); Santiago (the quiet, well-run one); Hotel Zoso (mixed, but you walk to Arenas in two minutes).
- Upper: The Hacienda at Warm Sands (men only, suites); Descanso (Uptown calm); Ace Hotel & Swim Club (the party hotel, Pride Massive's venue).
- Play: Casa Oliver in town, CCBC with a car.
- Airport: PSP is 4 km from Warm Sands. Uber and Lyft pick up at the south end of the terminal, about $17 to downtown plus the airport fee ($4 each way since May 2025); taxis offer a $25 flat fare, confirm it with the driver. Hilton, Hyatt and the Renaissance run shuttles; the men's resorts do not.
- Other airports: flights into PSP are seasonal, limited and expensive. Many visitors, international ones especially, land at Ontario (ONT), about 1 h 15 min along the I-10 in a rental car with none of the Los Angeles traffic, or at LAX, 2.5–3 hours. Renting at ONT is usually the cheapest way in.
- Two ways around, not three: this is not a public-transport town (the old free Buzz trolley is gone and the local buses are irrelevant to a weekend visitor). A rental car for Cathedral City, Joshua Tree, Indian Canyons, the tramway and shopping; Uber or Lyft for Arenas and the nights. Downtown, Arenas, Warm Sands and Sunny Dunes are walkable to each other in the cool months and in the evening. Most Warm Sands resorts have free on-site parking, the Ace charges $10, downtown hotels valet.
- At night: Arenas is lit and busy until 02:00; the Warm Sands side streets are dark by ordinance. Rideshare from Arenas to any resort is $8–12 and is the rule, not the option, after dark. Palm Springs police non-emergency: 760-327-1441; emergencies 911.
- DAP Health, 1695 N Sunrise Way (listing): the valley's LGBTQ health centre, with a sexual-wellness clinic for STI testing, PrEP and PEP; call 760-992-0492 first, as appointments are reported to be required. PEP must start within 72 hours; out of hours go to the 24-hour emergency room at Desert Regional Medical Center, 1150 N Indian Canyon Drive. Eisenhower urgent care is at 151 S Sunrise Way (weekdays 07:30–18:00, weekends to 16:00).
- The LGBTQ Community Center of the Desert, 1301 N Palm Canyon (listing), is the place for local referrals.
The night walk to Warm Sands is a bad idea. Palm Springs enforces a dark-sky lighting ordinance for the stars, so the resort grid is close to black after dark, many lanes have no paved sidewalk at all, cars share the road with you, and the desert does its rounds at night: coyotes trot through the neighbourhood, and scorpions and black widows live in the sand and shrubs you step into when you leave the asphalt. From Arenas back to any Warm Sands resort, take an Uber or Lyft ($8–12), even for 1.2 km. In summer the same applies by day, for different reasons (see the heat box).
Summer survival protocol (June–September). Highs run 41–46°C and the record is 51°C (5 July 2024); Riverside County counted 21 heat deaths in 2025. Swim at dawn and after sunset, when the pool parties happen anyway; stay in air conditioning from 11:00 to 17:00; do not walk anywhere at midday, not even the 15 minutes to Arenas; drink water and electrolytes before you feel thirsty, and go easy on alcohol the first afternoon. Headache, dizziness and confusion are heat exhaustion, and the cure is air conditioning and fluids, not the pool. The reward is the year's lowest rates.
Men only, mixed, or merely friendly: the honest list
Read the vibe before you book. Eleven resorts share the words "men only, clothing optional" and split into two cultures. At the zen and social houses (Santiago, Descanso, Twin Palms, The Hacienda, INNdulge, El Mirasol, Vista Grande, Triangle Inn) nudity is for the sun, the pool and conversation; overt sex at the pool, or an erection paraded around it, breaks house rules and gets a word from the manager or an early checkout. At the play resorts (Casa Oliver and CCBC) mazes, dark rooms, sling rooms and designated play areas are the product, and day passes keep the crowd changing. Book a zen house for action and you will be bored and resented; book a play resort for a quiet read and you will be miserable.

Palm Springs in a paragraph
The town elected the first all-LGBTQ city council in the United States in 2017, and the 2020 census found about 15% of its households to be same-sex couples, the highest share in California; the "half the town is gay" line you will hear at the bar is folklore, the warmth behind it is not. Do the things everyone does: the aerial tramway to 2,596 metres (about $35–37, cool pine forest at the top, closed for maintenance each September), Indian Canyons at dawn ($12), a date shake at Shields in Indio or Hadley's on the way in from LA, Thursday drag bingo at the Ace's Amigo Room, Saturday drag brunch at Oscar's, and a last drink at Toucans or on Arenas. Leather and fetish gear is on Sunny Dunes at Gear. Season runs October to May; summer is cheap, empty and hot enough to reorganise your day around the pool at dawn and dusk.
Frequently asked questions

Where should I stay to walk to the gay bars?
Downtown by Arenas Road: Hotel Zoso is two minutes away. Warm Sands, where the men's resorts are, is a 15–20 minute walk on streets with little lighting; fine before midnight in the cooler months, a $10 rideshare otherwise.
Which Palm Springs resorts are men-only and clothing-optional in 2026?
Eleven: Casa Oliver (ex-All Worlds), Santiago, Descanso, Twin Palms, INNdulge, El Mirasol, Vista Grande, Desert Paradise, The Hacienda, Triangle Inn, and CCBC in Cathedral City. Canyon Club closed in December 2025; La Dolce Vita, Tuscany Manor and Bearfoot are gone.

Can my date come back to the resort?
At Casa Oliver, Desert Paradise and CCBC he buys a day or night pass. Santiago, Descanso and Twin Palms admit registered guests only, at $60 a night for a second person. Everywhere, adults only; CCBC is 21+ with physical ID.
Is there a bathhouse in Palm Springs?
No. The resort day passes at Casa Oliver, Desert Paradise and CCBC do that job; outdoor cruising brings police attention.

When is Palm Springs Pride 2026, and is the White Party back?
Pride runs 6–8 November 2026 with the parade on Sunday 8 November at 10:00 down North Palm Canyon; Leather Pride is the weekend before, 29 October to 1 November. The White Party has not been held since 2024 and has no announced date.
Should I rent a house instead of a resort?
For a group of friends, usually yes: a walled mid-century house with a pool costs less per person and gives you privacy, but outdoor music is banned at any hour and fines start at $500. Solo travellers and couples who want the social, nude pool belong in a men-only resort.
