Nice location, clean rooms, helpful service.

Due to a delay on the line I missed my connection and had a 5 hour layover in Ipswich. I rang these guys and they arranged for a member of staff to get the key to me despite it being the small hours of the morning. The room was fantastic. Beds are memory foam which was bliss after 18h on the train. Shared shower and toilet were immaculate and towels were soft. Highly recommend this to any solo traveler. Was literally 5min walk from train station too.

Very basic guest house accommodation, the rooms can be on suite or shared bathrooms, pay extra for the on suite. The rooms are small, very dated, in need of modinisation, cupboard didn't have doors to save on space, only had 1 toilet roll in the room on arrival, no shower/ shampoo given, the shower cubicle was small, the fixed shower head gave out some water, everywhere. The double bed I asked for was two singles pushed together. There is a fridge available in a communal lounge area, and a dinning area, which looked to be used as a play room, not surprisingly they do allow you to bring in your own food. Yes it has parking next to the property, yes it is 5 minutes from the train station, yes it is 20 minutes to the town center, but would I stay there again, no.

BED BUGS! Stay away!

The smell in my room was so awful that I could hardly sleep. The sign outside the Guest House also advertises breakfast but I was told breakfast had been discontinued since Covid. The owner was very polite and quick to refund my stay but I would not stay here again.

Clean, safe, peaceful place to sleep. Stunning view of the park from the en-suite room at the back of the 1st floor a small surcharge was added. Train noise was minimal for how close the station was. Cheap and cheerful double room with no unpleasantness. Staff is very friendly and accommodating. Only gripe was one of the beds that partially collapsed at the head and foot end under the mattress, and the pillows were very thin. Overall, a pleasant stay.

Absolutely no frills but good value for money.

Friday 15th November 2024 I and my friend Alan Wood Both stopped in room 4 of this hotel for the nights of the 15th and 16th of November. The room had a shower and toilet on suite. The shower heating system was not working, so we had to use the communal shower, which was not working properly also. The room was coldish,there was tea and coffee and a kettle available. This is a basic hotel which is ideal for football fans when ipswich town football club are at home. This place deffinatly comes under the term cheap and cheerful 😊 This place costs for a twin room 48 pounds night
