Last verified: October 2026. Rehoboth Beach is the gayest small town on the American east coast and in 2026 it has one gay guesthouse. The Shore Inn, the men-only motel with the clothing-optional pool that anchored a generation of summers, closed around 2021, was sold in 2022 and reopened in December 2025 as the Waypoint, a mainstream boutique; booking sites still sell it as a gay men's hotel and it is not. The Rehoboth Guest House on Maryland Avenue, gay-owned since it opened as the men-only Paradise in 1978, is what remains, and the state of Delaware's own LGBTQ history project calls it the only gay guesthouse in town still operating. Everything else, from the Admiral forty metres off the Blue Moon to the Victorian Boardwalk Plaza, is mainstream and so used to gay couples that the question has not been asked in thirty years. This guide gives walking minutes to Baltimore Avenue and Poodle Beach, says who is gay-owned and who merely open-minded, who closed, what Pride 2026 and Bear Weekend looked like and when they return, the 11 per cent lodging tax and the US$4 meters, the dog and alcohol rules on the sand, the Blue Moon's sale, the new Beebe clinic inside CAMP Rehoboth, and how to get here without a car.

Where to sleep, in real minutes
Our listings carry a "nearest gay venue" line and a distance to the centre of the scene, which in Rehoboth is the first block of Baltimore Avenue between First Street and the boardwalk, and is exactly right. Multiply the distance by 1.3 and divide by 80 for walking minutes; the town is flat, a mile across, and nobody drives inside it in summer because there is nowhere to park.
Baltimore Avenue. The Blue Moon at number 35 (restaurant, bar and drag cabaret since 1981; the building was sold in April 2026 to the owners of Atlantic Liquors after a sheriff's auction was called off, with the long-time operators staying on a ten-year lease and the buyers promising to change nothing), Aqua at 57 (the big deck, twenty years old in 2026, Taco Tuesday, the Labor Day White Party, the Pride closing party), The Pines at 56 (gay-run, the dinner choice) and CAMP Rehoboth at 37, the community centre renovated in 2025 with the Beebe health clinic inside. Freddie's Beach Bar is around the corner on First Street (video bar, karaoke, drag), the Purple Parrot two blocks up Rehoboth Avenue, Rigby's further along. Hotels: the Admiral is 42 metres from the Blue Moon, the Avenue Inn 28 from Freddie's, Rehoboth Guest House 146 from the Pines, Atlantic Sands 141 from the Blue Moon, Beach View 158 from Aqua, Summer Place 235 from the Blue Moon, Hotel Rehoboth 310 from the Pines, Boardwalk Plaza 120 from the Purple Parrot, the Bellmoor, Breakers and Coast four to six minutes behind Rehoboth Avenue.
Poodle Beach. The gay men's beach is the sand at the south end of the boardwalk below Queen and Prospect streets, gay since the early 1980s and, by the state's own historical marker, a refuge for seventy years before that; nobody can document the name. Eight minutes from Rehoboth Guest House, nine from the Sands, two from the Admiral's end of the boards, and a 30-minute beach walk from Dewey. North Shores, the women's beach, is two miles north through the gated North Shores community at the Gordons Pond end of Cape Henlopen State Park; the dunes behind it have a cruising history and a plover-nesting present, with seasonal closures and rangers; the park's vehicle fee doubled in 2026 to US$10 for Delaware plates and US$20 for everyone else, and the lot fills by mid-morning on summer weekends.
West of the canal. Diego's on Rehoboth Avenue Extended is the dance club and, with Pamala Stanley's Sunday shows in their 21st season, the town's de-facto tea dance; it added an enclosed patio in 2026. The Waypoint is 183 metres from it and the Canalside Inn 282; both are fifteen to twenty-five minutes' walk from Baltimore Avenue, which is why they rent bikes. Dewey Beach, two miles south, has the Starboard and the Bottle & Cork and no gay venue at all.

Gay-owned, gay-popular, or merely friendly: the honest list
Rehoboth Guest House, 40 Maryland Avenue. Opened in 1978 as the Paradise Guest House, Delaware's first gay-owned business for gay men; opened to everyone in 1988 under the name it has now; owned since 2013 by Frank Colonnello and Garret Wood. Thirteen rooms, all with private baths, a front porch with a swing, a back porch and a second-floor sun deck, two oversized outdoor showers with changing rooms, a hot buffet breakfast and 24-hour coffee. Adults only; two-night minimum all year, three on holiday weekends; US$100 deposit, no pets, smoking outdoors; free off-site parking with street passes in season; open year-round and full from July to September. Rates are quoted direct, roughly US$200–400 in summer. Rated 4.9. It is not men-only and has no pool; it is the last of its kind and the place to stay if you came to Rehoboth for the reason most readers of this page did.
The Shore Inn is closed. Malloy's cabins in 1946, the Shore Inn from 1995, a men-only motel with a clothing-optional pool, hot tub and deck and loaner bikes at the west end of Rehoboth Avenue Extended. It did not reopen after the pandemic, was sold in October 2022 for US$1.4 million, and after a US$1.9 million rebuild opened in December 2025 as The Waypoint, twenty rooms, Lark Independent group, mainstream, no gay marketing and no pool mentioned. Booking sites still show a "Shore Inn, clothing-optional hotel for gay men"; if you book it you will arrive at the Waypoint. There is no men-only or clothing-optional accommodation left in Rehoboth, Dewey or Lewes: the Lazy L at Willow Creek, once the gay guesthouse with the naked pool in Lewes, was reopened in 2019 by new owners as a dog-centred inn. The Homestead at Rehoboth, an adults-only, pet-friendly B&B with a pool three miles out on Route 1 run by innkeepers David and Joe, is listed in the gay B&B directories and welcomes everyone; we could not confirm ownership.
Downtown, mainstream, gay-comfortable. The Admiral on Baltimore (2 Baltimore Avenue, heated indoor pool, rated 8.5) is the closest hotel to the strip and the one to book for Pride and Sunfestival. Avenue Inn & Spa (33 Wilmington Avenue, rated 9.6 over a thousand reviews, breakfast, spa, Freddie's next door) is the best-run hotel in town. Atlantic Sands (101 North Boardwalk, oceanfront, pool) is the host hotel of Bear Weekend and sells out its block; about US$100 a night in March, US$330 in July. Boardwalk Plaza (Victorian, indoor-outdoor spa pool, US$350–680 in summer), The Bellmoor (two pools, spa, afternoon tea, US$300–680), Hotel Rehoboth (247 Rehoboth Avenue, US$320–470), Henlopen (north-end oceanfront, plainer, US$240), Breakers (98 rooms on Lake Gerar, from US$140 in spring), Coast Rehoboth (the old Sandcastle, a Hilton boutique since 2023) and Beach View fill the grid. Summer Place on Olive Avenue is cheap, central and badly reviewed; know that going in.
West and south. Canalside Inn (34 Sixth Street, seasonal outdoor pool and hot tub, pet-friendly, four minutes from Diego's) has long been called gay-owned in the guides; we found no source for it and one 2026 review complaining the pool was out of order. In Dewey, the Bay Resort (bayfront, remodelled 2020) and Hyatt Place are for people who want a pool and a sunset and will take the trolley to the bars.
Houses. Most gay visitors in July and August rent houses, and the rules are strict: seven-night Saturday-to-Saturday minimums from mid-May to early September, a city rental licence on every property, a 7 per cent city rental tax plus 4.5 per cent state, and occupancy capped at two per bedroom plus two. Two new hotels are coming to the boardwalk, the One Rehoboth on the old Dolle's corner (demolition autumn 2026, opening perhaps 2028) and the Belhaven at 2 Rehoboth Avenue (2028 at the earliest).
Who changed
Closed: the Shore Inn (now the Waypoint); the Silver Lake Guest House; the Sea Witch Manor on Lake Avenue (2011; its sister Bewitched & BEDazzled is not reliably bookable); the Renegade, the Route 1 disco that was Delaware's first openly gay bar from 1980 to 2003, long ago. Changed: the Blue Moon's real estate (April 2026, operators unchanged); the Lazy L in Lewes (dog inn, not gay); CAMP Rehoboth (renovated 2024–25, new executive director Robin Brennan in 2026, in-house HIV testing replaced by the Beebe clinic after federal cuts); the Pride Film Festival (moved from autumn to May in 2026). Opened: the Waypoint (December 2025), Coast Rehoboth (2023), the Beebe Health Suite inside CAMP, Novus Medical Services with Sussex Pride (July 2026). Added to our listings: six hotels; the Shore Inn listing is retired.

Rules, fees, dogs and bringing someone back
Money. Delaware has no sales tax. Hotel bills carry 8 per cent state accommodations tax plus 3 per cent city, 11 per cent in all; house rentals 7 per cent city plus 4.5 per cent state. Summer rates run two to three times winter (the Sands at US$100 in March and US$330 in July is typical); Memorial Day, Fourth of July, Labor Day and Bear Weekend carry two- or three-night minimums at most hotels; January to March is the bargain and the Blue Moon, Aqua and Diego's stay open on shorter hours. Street parking is metered from 15 May to 15 September, 10 a.m. to 10 p.m., US$4 an hour, twelve-hour maximum, permits required in the residential blocks, and free the rest of the year. Bars close at 1 a.m.; the drinking age is 21.
The beach and the boardwalk. No alcohol on the beach, boardwalk or street (the fines are real); no dogs on the beach or boardwalk from 15 May to 15 September, assistance animals included; the beach closes 1 to 5 a.m.; bikes on the boardwalk only in the early morning in summer; small baby tents only, no grills. Poodle Beach has no shade, no bar and no toilet closer than the boardwalk.
Cannabis. Legal for adults in Delaware with shops open since 1 August 2025; Rehoboth, Dewey and Bethany banned dispensaries inside their town limits, so the nearest is on Route 1 outside town; no public consumption, and every hotel and guesthouse bans smoking indoors.
Visitors. Rehoboth Guest House is adults only and registered guests only; the hotels are American hotels and do not care. Nobody charges a visitor fee.
Your rights. Delaware: marriage since 2013, gender identity protected in public accommodation with no identification required for restrooms, conversion therapy banned since 2018, a shield law for gender-affirming care signed in June 2025, and a constitutional amendment on marriage equality that passed its first legislative stage on 30 June 2026. The state enforces: a Rehoboth arcade bar was fined US$15,000 in July 2026 for anti-trans restroom discrimination. The town is liberal in a conservative county; a city commissioner was sanctioned in August 2026 over hostile emails about the LGBTQ community, and the one attempted drag-brunch protest, at Goolee's in July 2025, drew a few picketers and three hundred counter-protesters. A Pride flag was torn from a boardwalk shop in 2024. That is the full list.
Pride, Sunfestival, Bear Weekend and the weeks that matter
Rehoboth Beach Pride, 15–18 July 2027, festival Saturday 17 July at the Convention Center on Rehoboth Avenue, run by Sussex Pride. The 2026 edition (15–19 July) had a free Saturday festival, an interfaith service, a comedy night, the Dykes on Bikes Pride Ride on the Sunday, the opening of the new Sussex Pride community centre and Novus clinic, and the closing party at Aqua. CAMP Rehoboth Sunfestival, Labor Day weekend (5–6 September in 2026, David Archuleta on the Saturday, the Sunday dance with Robbie Leslie; expect 4–5 September 2027): the biggest gay weekend of the year, with Aqua's White Party and Diego's four-night run; book the Admiral or the Sands in spring. Rehoboth Beach Bear Weekend, mid-September (16–20 September in 2026, the eleventh), hosted at the Atlantic Sands by the Rehoboth Beach Bears: welcome reception, Glow Party, the AIDS Walk from the Bandstand, Oktoberfest, a Gordons Pond beach day, proceeds to LGBTQ student scholarships. CAMP Rehoboth Block Party closes Baltimore Avenue on the third Sunday of October (18 October in 2026). The Pride Film Festival moved to May (14–17 May 2026 at the Cinema Art Theater in Lewes); Women's FEST is mid-April; the Independent Film Festival is 1–8 November 2026; the Sea Witch Festival (23–25 October 2026) fills every hotel with straight families in costume. Memorial Day weekend opens the season with Diego's Splash Party; the Fourth of July 2026 fireworks were expanded for the US 250th.

Three picks per budget
Under US$200 (off-season or shoulder). Breakers for a pool and breakfast five minutes from the strip; Atlantic Sands in March; Canalside for Diego's and a hot tub.
US$200–400. Rehoboth Guest House for the gay house; The Admiral for the Blue Moon at the door; Avenue Inn for the best-run hotel in town.
US$400 and up. Boardwalk Plaza for the ocean and the spa pool; The Bellmoor for two pools and quiet; Hotel Rehoboth for the avenue.
Getting in late and getting around
Rehoboth is two and a half to three hours by car from Washington, Baltimore and Philadelphia and four from New York; the Bay Bridge is the bottleneck on Friday afternoons. Without a car: the BestBus from Washington's Union Station and Dupont Circle on summer weekends (about US$50, under three hours); the Cape May–Lewes ferry from New Jersey (85 minutes, cars US$24–45 by season, foot passengers a few dollars, Lewes terminal twenty minutes from town); flights to Salisbury (50 minutes) or Philadelphia and Baltimore (two and a half hours). In town, the DART Beach Bus runs from the Route 1 park-and-ride to the boardwalk, Lewes and Dewey for US$2 a ride or US$4 a day from late May to early September; the Jolly Trolley links Rehoboth and Dewey from Memorial Day to Labor Day for US$4 one way; the Junction and Breakwater Trail is a six-mile bike ride to Lewes and the Gordons Pond Trail three miles from North Shores to Herring Point. Rip currents are the hazard that matters: swim at guarded beaches between 10 and 5. Check for ticks after the dunes; Delaware is a Lyme state.

Health
The Beebe Health Suite at CAMP Rehoboth, 37 Baltimore Avenue, does HIV and STI screening, vaccinations and pharmacist-led PrEP (the first in Delaware), on limited weekday hours (Monday and Friday mornings, Wednesday afternoons when we checked), after CAMP's own testing programme lost its federal funding; a larger clinic is planned next door. PEP within 72 hours means the emergency room at Beebe's Lewes campus, 424 Savannah Road, fifteen minutes away and the only 24-hour ER; Beebe walk-in clinics on Route 1 handle the rest. Planned Parenthood on Route 1 and AIDS Delaware test; Novus Medical Services, launched with Sussex Pride in July 2026, is the new LGBTQ-focused practice in Milton. No mpox outbreak has been reported in Delaware in 2026; the vaccine is at pharmacies. Sunscreen and water on Poodle Beach, which has neither.
Rehoboth in a paragraph
Washington called it the nation's summer capital a century ago; the du Pont heiress Louisa Carpenter summered here with her girlfriends in the 1930s and gay men gathered on the sand north of her house until it became Poodle Beach; the Pink Pony on the boardwalk had smoked-glass windows in the 1950s and was taken by the Ash Wednesday storm of 1962; Glen Thompson opened the Renegade on Route 1 on Memorial Day 1980 and the town fought his downtown dance hall for a decade under "Keep Rehoboth a Family Town" bumper stickers; the Blue Moon opened in 1981; Steve Elkins and Murray Archibald founded CAMP Rehoboth in 1991 and won. James Sears wrote the history in 2024. The Dolle's sign is in the museum now, Grotto Pizza and Thrasher's fries (vinegar, never ketchup) are where they were, Dogfish Head pours on Rehoboth Avenue, and a town of 1,500 people hosts 25,000 on a July weekend, a few thousand of them on one block of Baltimore Avenue at six o'clock on a Saturday. Come for Sunfestival or Bear Weekend if you want the crowd, and in May or late September if you want the beach.
