Last verified: October 2026. Fire Island has two gay hamlets, Cherry Grove and Fire Island Pines. Most of the summer crowd stays in rented houses and shares, so there are very few rooms you can book. In the Pines there are two: the Madison and Pines Bluff Overlook. In the Grove there are three: the Grove Hotel above the Ice Palace, the men-only Belvedere and the Dune Point apartments. On top of those there is a women-only house (Wisteria) in the Grove and a gay-owned B&B on the mainland in Sayville. The Pines' only real hotel was the old Botel on the harbour. Tryst Hospitality bought it in 2024, gutted it and promised to reopen in 2025, but it still had no guests at the end of the 2026 season. The hotels in Ocean Beach, Kismet and Watch Hill are mainstream, and each is a ferry ride from anything gay. This guide covers who is still what, real walking minutes on the boardwalks, the 2027 party weekends, and how to get back to bed on an island with no cars.
Pick by trip style
| Stay style | Hotels | Walk to the Pines harbour (Pavilion, Blue Whale) | Walk to Cherry Grove bars (Ice Palace, Cherry's) | Who it suits and the watch-out |
|---|---|---|---|---|
| Pines, by the harbour | The Madison Fire Island Pines | 2–4 min | 40–50 min on the sand, or water taxi | First-timers who want Low Tea, High Tea and then bed, without a trek. There are only a handful of rooms, and summer weekends book up months ahead. |
| Pines, on the ocean and quieter | Pines Bluff Overlook | 12–15 min | 30–40 min on the sand | Couples who want the ocean at the door and quiet nights. There are few recent reviews, so confirm exactly what you are booking. |
| On top of the dance floor | The Grove Hotel | 40–50 min on the sand, or water taxi | 0 min (it is the Ice Palace) | Grove weekends built around the party, with the pool by day. Rooms facing the pool hear everything. |
| Men-only, clothing-optional | The Belvedere | 40–50 min on the sand | 6–8 min to Cherry's | Men who want the most famous gay guesthouse in America and a social pool deck. The building was for sale in 2025, so check the policies when you book. |
| Self-catering by the beach | Dune Point Guest House | 40–50 min on the sand | 3–4 min to Cherry's | Longer stays, mixed LGBTQ groups and anyone who wants a kitchen. These are apartments, with no hotel service. |
| Mainland base | Come As You Are Inn (Sayville) | 25-min ferry plus transfer | Ferry plus transfer | Day-trippers, people on a budget, and anyone who could not get a room on the island. The last boat back decides when your night ends. |
| Elsewhere on the island (not gay) | Fire Island Beach House, The Palms, Fire Island Boatel, Watch Hill | Not walkable (4–10 km) | Not walkable | Only if the gay hamlets are full or you want to stay in a straight village. They use different ferry terminals from the gay hamlets. |
Where to sleep, in real minutes
Fire Island is a 50 km sandbar with no roads through the communities, so "walkable" means boardwalks and sand. The gay part is a strip of about 3 km in the Town of Brookhaven. Cherry Grove is at the west end. It is small and tightly packed, with its ferry dock on the bay. Cherry's on the Bay, the Arts Project theatre and the Ice Palace are all a few minutes from the dock. Fire Island Pines is at the east end, and all of its nightlife is packed around the harbour. The Pavilion, the Blue Whale, Sip-N-Twirl and the Canteen are within about 100 m of each other next to the ferry slip. Between the two hamlets is the Meat Rack, the wooded Seashore land that has been the island's cruising ground for generations.
The practical rule: pick the hamlet you want to go out in and sleep there. The beach walk between the two is about 3 km, which takes 40–50 minutes on soft sand and longer at high tide. People do it in daylight. At 3 am most people take a water taxi or stay where they are. If your heart is set on the Pines tea dances, a room in the Grove means a commute every night, and the same applies the other way round.

Fire Island Pines: the harbour and Fire Island Boulevard
The harbour is the Pines. Low Tea at the Blue Whale rolls into High Tea at the Pavilion, then late drinks at Sip-N-Twirl, with food from the Canteen. Tryst Hospitality now owns most of this commercial block, including the clubs and the closed Botel.
The Madison on Atlantic Walk is the only Pines guesthouse you can book right by the bars. Guests describe it as a stone's throw from the ferry and the bars, so allow about 2–4 minutes. It is a converted modern beach house with a pool, hot tub, rooftop terrace and continental breakfast, and it lends beach chairs and towels. There are few rooms, and the 2026 reviews are consistently good. It is quiet for somewhere this close to the harbour because it sits back in its garden. On Pines Party Saturday, though, the whole hamlet is loud until dawn.
Pines Bluff Overlook is at 362 Ocean Walk, on the dune line west of the harbour. In our listings it is about 790 m from the harbour bars in a straight line. On boardwalks that zigzag between the houses, that is 12–15 minutes. It calls itself the only oceanfront B&B in the Pines and has a pool and breakfast. It has only a few dozen reviews across all platforms, and Facebook lists it as a holiday rental, so ask exactly which room or unit you are getting. Walking back at 3 am is dark and you may pass deer, but it is not risky. Bring a torch.
The old Botel is still in our listings as The Tryst Fire Island, 1 minute from the Blue Whale. In April 2025 Tryst announced 30 redesigned rooms and said it would open "later this season". It did not open in 2025 or 2026. In late summer 2026 the company said it was still going through permitting with the Town of Brookhaven, and its founder said he was "pretty confident" it would open next season. Do not book it until it is selling real dates for 2027.
Cherry Grove: Bayview Walk, Ocean Walk and the dock
The Grove is older and campier than the Pines, and usually cheaper. The crowd is more mixed: lesbians, trans people, drag families and older couples. Everything is within about 5 minutes of the ferry dock. Cherry's on the Bay is the bar with a deck on the bay. The Ice Palace is the club and pool. The Arts Project of Cherry Grove at 180 Bayview Walk runs the theatre and the drag shows. The ocean beach, Cherry Grove Beach, is a short walk south.
The Grove Hotel is attached to the Ice Palace, so the walk home is a flight of stairs. A recent guest review says it is a minute from the ferry. Reviews from 2026 praise the clean rooms and the front desk. Older reviews mention thin walls, and rooms facing the pool get the music. Ask for a room at the back if you plan to sleep before 2 am.
The Belvedere, on the bay at 33 Bayview Walk, is the Venetian-style palazzo you see from the ferry. It is 4–5 minutes to the beach and 6–8 minutes to Cherry's. By Grove standards it is quiet at night, unless the noise is the social life on its own decks.
Dune Point at 134 Lewis Walk is the Grove's oceanfront guesthouse. It is 2–4 minutes to the sand and 3–4 minutes to Cherry's. It is a set of about 19 apartments with kitchens and private decks. It is adults-only and accepts pets. Think self-catering beach house, not hotel. It also rents by the week, month and season.
At 3 am in the Grove the risks are boardwalk edges, drink and darkness, not crime. The walkways are narrow and have no lights in places. The path east into the Meat Rack is federal land with ticks, poison ivy and no lights.

Sayville: the mainland option
Come As You Are Inn at 59 Greene Avenue says it is gay owned and operated. It is in an 1870s house near the Sayville ferry terminal at 41 River Road. It has a 5.0 rating from about 80 Google reviews, and booking sites showed rates from about US$245 a night in 2026. The downside is the boat. You are tied to the ferry timetable, and if you miss the last one you need a water taxi or a friend's sofa. Ask the inn how far the dock is on foot and whether there is a shuttle.
Ocean Beach, Kismet and Watch Hill: not for the scene
Fire Island Beach House and The Palms are in Ocean Beach, the island's busiest straight village. It is 4–6 km west of the Grove, and its ferries leave from Bay Shore, not Sayville. Ocean Beach has long been known for strict village rules and fines, so read the posted signs. Fire Island Boatel in Kismet is about 10 km west. The Watch Hill campground is about 6 km east of the Pines, with ferries from Patchogue. It is lovely if you want dunes and silence. None of these is within walking distance of a gay bar.

Gay-owned, men-only and clothing-optional
The Belvedere Guest House for Men is still men-only and clothing-optional in 2026. In August 2026 its manager told The Queer Review that anyone who identifies as a man is welcome and that trans men stay regularly. The house has about 33 rooms. Around 20 are suites with private bathrooms, and the cheaper rooms share bathrooms. There is a pool and a hot tub. It was listed for sale in 2025 at US$10.9 million, after 68 years in one family. We could not confirm whether a sale went through. It ran through the 2026 season under family management. Day passes and access for non-guests are unverified, so ask the house directly.
Wisteria, directly opposite the Belvedere on Bayview Walk, is a women-only guesthouse that welcomes trans women. It is not in our listings, so contact it directly. Froot Falls in Cherry Grove also appears on 2026 gay travel lists, but we could not verify the details.
The Grove Hotel is a gay hotel in practice, since it is the Ice Palace's hotel. It is adults-only but not men-only. Dune Point is LGBTQ-run and works with gay travel brands, and both men and women stay there. The Madison and Pines Bluff Overlook are guesthouses aimed at gay guests in a hamlet that is overwhelmingly gay. Neither advertises a men-only policy, and we have not verified who owns them. Come As You Are Inn in Sayville says it is gay owned and operated.
An Expedia listing called "The Pines Men-Only Stay", at 488 Tarpon Walk, appeared in 2026. It looks like a private house rental, and we have not verified who runs it. Book it as you would a share house, and read the cancellation terms.
Who has gone: the Botel on the Pines harbour has been closed and gutted since Tryst bought it in 2024, and its reopening has been pushed back twice. The Pavilion is a nightclub, not a hotel, although some older listings show it as one. Clothing-optional stays are only possible on private property such as the Belvedere. Public nudity on the beaches is illegal under New York law.
Booking rules that bite
- Tax: expect two taxes on top of the room rate. New York sales tax is 8.75% in Suffolk County, and the Suffolk County hotel and motel tax is 5.5%, so the total is roughly 14.25%. Check whether a quote includes them, because small guesthouses sometimes quote before tax.
- Season: the island runs from roughly Memorial Day weekend (29–31 May 2027) to Labor Day (6 September 2027), with quieter weeks either side. In November most rooms and many bars are closed. Confirm opening dates before you plan a spring trip.
- Minimum stays: 2-night minimums at weekends are common on the island, and holiday and party weekends often have longer ones. Confirm each property's rules before booking.
- Deposits and cancellations: independent guesthouses usually take a deposit and are strict about refunds for July and August weekends. Bad weather does not get you a refund. Read the policy before paying.
- Visitors: the Belvedere is men-only, so a female friend cannot stay there and probably cannot visit either; confirm with the house. The other guesthouses have few rooms and shared decks, and we have not verified their visitor rules. The simple fix: if two people will sleep in the room, book it for two. In the US you only need to show photo ID at check-in, and there is no guest registration beyond that.
- Resort fees: none of the gay guesthouses advertises one, but check the final total.
- Prices: in summer 2026 booking sites showed the Grove Hotel at about US$225–300 a night and Come As You Are Inn from about US$245. Pines guesthouses do not publish rates consistently, so confirm before booking. Expect party weekends to cost several times a midweek night.

The gay calendar and where to book for it
Memorial Day weekend, 29–31 May 2027
The start of the season, when both the Pines and the Grove open properly. Island rooms often sell out over the winter. Book between January and March.

Fire Island Bear Weekend, June 2027
This is usually the second weekend of June, in both the Grove and the Pines. The 2027 dates had not been announced as of October 2026. The Grove Hotel and the Belvedere are the obvious places to stay.
Invasion of the Pines, 4 July 2027 (programme TBA)
Every Fourth of July since 1976, a boatload of Grove drag queens has sailed into the Pines harbour. In 2027, 4 July falls on a Sunday, and the programme is TBA. The queens gather at the Ice Palace in the Grove and land at the Pines harbour, so both the Grove Hotel and the Madison are ideal. Expect holiday-weekend minimum stays, and book by March at the latest.

Fire Island Dance Festival, July 2027
Dancers Responding to AIDS stages this benefit performance on the Pines harbour each July. The 2027 dates had not been announced as of October 2026.
Pines Party, 30 July to 1 August 2027
This is the island's biggest fundraising weekend, produced by the Fire Island Pines Arts Project, with a themed party on the beach on the Saturday night. The 2026 edition ran from 31 July to 2 August. Pines rooms disappear first on this weekend, so book the Madison or Pines Bluff as soon as they open 2027 reservations. If they are full, stay in the Grove and pay for a water taxi, or stay in Sayville and catch a late boat. Buy party tickets early from the Fire Island Pines Arts Project.

Labor Day weekend, 4–6 September 2027
The last big weekend before the hamlets wind down. Rooms book up later than in July, and September midweek is the best value of the year.
Getting back at 3 am
From the airports. The closest airport is Long Island MacArthur (ISP) in Ronkonkoma, a short taxi ride from Sayville; the Sayville inn lists it at about 4 miles. From JFK, take the AirTrain to Jamaica, then the Long Island Rail Road (LIRR) to Sayville on the Montauk Branch, sometimes with a change. From Manhattan, LIRR trains leave from Penn Station and Grand Central. Allow roughly 1.5–2 hours from Manhattan to the ferry dock, and check the MTA TrainTime app for the exact connection. From Sayville station, a taxi or ferry shuttle takes you the last stretch to the Sayville Ferry Service at 41 River Road. Uber and Lyft work on the mainland.
The ferry. The Sayville Ferry serves both the Pines and Cherry Grove, and the crossing takes about 25 minutes. In 2026 the adult fare to the Pines was US$11 one way or US$20 return in cash, and slightly more by card. The summer timetable has extra boats on Fridays and Sundays. The time of the last boat changes by day and month, so check the current timetable, and don't count on catching the final boat after tea dance.
On the island. There are no taxis, no cars and no ride apps, so you walk. To get between the Grove and the Pines you can walk the beach, which takes 40–50 minutes in the dark and depends on the tide, or take a water taxi across the bay. Water taxi times and fares change, so confirm them when you arrive. People who walk through the Meat Rack at night are there for one reason only. It is not a shortcut to take with luggage.
Walking safety. The real dangers are falling off a boardwalk, walking into a deer and drowning. Many boardwalks have no rails and few lights, so carry a phone torch. Do not swim drunk or at night. The ocean has strong rip currents, and lifeguards only work during the day.

Health, safety and the law
Clinics. The nearest LGBTQ community health provider is the NY LGBT Network at 34 Park Avenue, Bay Shore, which offers HIV and sexual health services. In New York City, Callen-Lorde in Manhattan is the main LGBTQ clinic for PrEP. PEP has to start within 72 hours of exposure. If you need it at a weekend, go to an emergency department on the mainland rather than waiting. Both hamlets have had seasonal medical help in summer, but we could not verify current hours, so ask your host when you arrive.
Ticks. Fire Island has deer and deer ticks. Lyme disease is a real risk in the dune grass and the Meat Rack, so check yourself for ticks every evening.
Drugs and overdoses. On 16 May 2026, Suffolk County Police and the Purple Rock Project handed out Narcan at the Pines ferry dock, as they did before Pines Party in summer 2025, because of overdose deaths on the island. Assume any powder could contain fentanyl. Carry naloxone (widely available in New York) and never use alone. Possessing controlled substances is a crime under both New York and federal law.
Cannabis and smoking. Cannabis is legal for adults 21 and over under New York law. However, much of Fire Island is National Park Service land, including the Meat Rack, Sunken Forest and Watch Hill, and federal law makes possession illegal there. Smoking is banned inside bars and restaurants across the state. Guesthouses often charge fines for smoking in rooms, so check your booking terms.
Apps and dates. We found no reports of a pattern of dating-app robberies on Fire Island in 2025–2026. The usual rules still apply: meet at a bar first, tell a friend where you are going, and lock your valuables away in shared houses.
The law. Same-sex relationships and marriage are legal and protected in New York. Public nudity and public sex are illegal. Park Service rangers and Suffolk County Police patrol the beaches and the Seashore land, and walking on the dunes is banned.
Three picks
Budget: Come As You Are Inn, Sayville. It is gay owned and highly rated, at about US$245 a night when island rooms on party weekends cost far more. You lose the 3 am walk home but save a lot of money.
Mid-range: The Grove Hotel, Cherry Grove. The only place on Fire Island where the club, the pool and your bed are in the same building, a minute from the ferry. Ask for a room at the back.
Splurge: The Madison, Fire Island Pines. The only boutique-style guesthouse within a few minutes of the Pavilion and the Blue Whale. It has a pool, hot tub and breakfast, and you don't need a ferry or water taxi to get to High Tea. If you want men only, the Belvedere is the other splurge.

Frequently asked
Is the Belvedere still men-only?
Yes. In August 2026 the Belvedere was still a men-only, clothing-optional guesthouse open to anyone who identifies as a man. It was listed for sale in 2025, so check its policies when you book.

Has the Tryst (the old Botel) opened in the Pines?
No. As of October 2026 it has no guests. Tryst says it is going through permitting with the Town of Brookhaven and aims to open for the 2027 season. Do not book until real dates are on sale.
Which hotel is closest to the Pavilion and tea dance?
The Madison on Atlantic Walk, about 2–4 minutes from the harbour. Pines Bluff Overlook is 12–15 minutes away on the ocean side.
Is there a gay beach on Fire Island?
The ocean beaches in front of Cherry Grove and Fire Island Pines are both overwhelmingly gay. Nudity is illegal on public beaches.
How much is the hotel tax?
Expect about 14.25% in total: New York sales tax of 8.75% in Suffolk County plus the 5.5% county hotel and motel tax.
Can I bring a guest back to my room?
The rules vary, and we have not verified them at most houses. The Belvedere is men-only. If two people will sleep in the room, book it for two.
Can I walk between Cherry Grove and the Pines?
Yes. It takes about 40–50 minutes along the beach, and longer at high tide. At night most people take a water taxi.
