Last verified: October 2026. Key West once had thirty gay guesthouses; in 2026 it has two men-only ones, the Island House (fifty years old this year, clothing-optional, with a pool, café and gym that never close) and the New Orleans House above the Bourbon Street Pub on Duval, plus Alexander's, which is LGBTQ at heart and open to all adults. Everything else that called itself a gay resort has changed hands and changed rules: the Equator closed in January 2025 and reopened as the mixed Bishop Hotel, Big Ruby's is the Cabana Inn, Oasis and Coconut Grove became NYAH, Pearl's is the Southernmost Inn. The good news is the island itself: Old Town is two miles long, every address below is a walk from the 801 Bourbon corner at Duval and Petronia, and the bars pour until 04:00. This guide gives the real minutes, what each house actually is, the day-pass and extra-guest rules, the 12.5% tax and the resort fees that bite at the big hotels, and what Fantasy Fest, Tropical Heat, Bear Weekend and Pride do to prices.
Pick by trip style
| Stay style | Hotels | Walk to 801 Bourbon | Vibe | Who it suits |
|---|---|---|---|---|
| Men only, the resort | Island House | 15 min (or a $12 ride) | 34 rooms, clothing-optional everywhere but the gym, 24-hour pool, café, bar, gym, steam and sauna, two jacuzzis; pool parties Sunday and Wednesday; day passes; the host of Tropical Heat and Bear Weekend | Men who want the pool to be the holiday; the island has no bathhouse and this is the substitute |
| Men only, on Duval | New Orleans House | 0 min | Rooms above and behind the Bourbon Street Pub, clothing-optional garden with a 24-hour pool and a 15-person jacuzzi, breakfast included, and the bar's go-go boys and parties underneath you until 04:00 | Men who came for the nightlife and sleep with earplugs |
| LGBTQ, mixed, grown-up | Alexander's · La Te Da | 15 min / 5 min | Alexander's: 21+, clothing-optional sundecks, pool, happy hour and breakfast, men and women. La Te Da: 15 rooms above the island's oldest gay institution, with the Crystal Room cabaret, the piano bar and the Sunday tea dance downstairs | Couples, friends of both sexes, anyone who wants gay-owned without men-only |
| Old Town inns, gay history, mixed now | Curry House · Cabana Inn (ex-Big Ruby's) · NYAH (ex-Oasis) · Bishop Hotel (ex-Equator) · Lighthouse Hotel | 2–13 min | Adults-only pools in the buildings that were the gay guesthouses of the 1980s and 1990s; swimwear on, mixed crowds, lower prices than the two men-only houses | Budget and mid-range travellers who want Old Town and do not need a gay pool |
| Classic small luxury | Marquesa · Gardens Hotel · Heron House · Key West Harbor Inn | 2–7 min | Restored conch houses around pools and gardens, adults-only or adult in practice, no resort fees, no scene | Couples who want quiet, polish and a five-minute walk to the bars |
| Big resort, beach | Casa Marina · Southernmost Beach Resort | 20 min / 10 min | The only real beaches attached to hotels, with resort fees of $45–73 a night and $50-plus parking on top | Those who want sand outside the door and accept the surcharge |
Where to sleep, in real minutes
Old Town is a grid about a mile wide and two miles long; nothing in it is far. Minutes below are on foot from the corner of Duval and Petronia, where 801 Bourbon, the Bourbon Street Pub, One Saloon and 22&Co share a block. The "walk" line on each hotel card on this site is measured from the centroid of all the gay venues, which sits a little north of this corner, so the two can differ by a few minutes.
- The 700–800 blocks of Duval (New Orleans House 0 min, Cabana Inn 2, Curry House 4, NYAH 5): the gay blocks themselves. Loud until 04:00, and on cruise-ship days (several a week) Duval is a crowd from 10:00 to 16:00.
- Fleming Street, the 800–1100 blocks (Bishop Hotel 10 min, Alexander's 15, Island House 16): the old guesthouse row, three blocks north of Duval and a world quieter; Fleming and White Street is where the Masquerade March lines up.
- Lower Duval and the Seaport (Marquesa 3 min, Heron House 2, Harbor Inn 7, Lighthouse Hotel 5 across from the Hemingway House): the hotel and restaurant end, where La Te Da's opposite number, the Mallory Square sunset, happens every night.
- Upper Duval and the Atlantic side (La Te Da 5 min, Southernmost Inn 10, Southernmost Beach Resort 10, Casa Marina 20): quieter streets running down to the small beaches; Higgs Beach by the White Street pier and the AIDS Memorial is 25 minutes from the 801 corner and the closest thing to a gay beach.
- Beaches, honestly: Key West is a reef island with small, coarse beaches. Fort Zachary Taylor (state park, $6 a car or about $2.50 on foot, 22–25 minutes) has the best water; Higgs is the social one and the historic cruising ground; Smathers is the long mainstream strip. None is nude, Florida law allows no nude beach here, and the men-only pool at the Island House and the Blu Q all-male catamaran (four-hour clothing-optional day sail from the Seaport, $129, BYOB, three or four days a week) are the legal ways to take everything off outdoors.
- New Town and Stock Island (Ibis Bay, the hospital, the Perry): a bike or a $15 ride from Old Town; sleep there only for the price.
- Equator Resort (men only since 1997) closed on 9 January 2025 and is the Bishop Hotel. With it went the last clothing-optional alternative to the Island House with private rooms on Fleming Street.
- Aqua Nightclub at 711 Duval, home of the Aquanettes and Aqua Idol, closed on 6 July 2026 after its owner was evicted; its founder is buying it back and a reopening was pushed past Fantasy Fest because the building needs a roof. The Birdcage Cabaret at 504 Angela, where Christopher Peterson's show moved in 2024, had an uncertain summer; check before you book a table.
- The rainbow crosswalks at Duval and Petronia were painted over by the state on 9 September 2025; the replacement arch was scrapped in June 2026 under Florida's anti-DEI law, which may also force the city to drop its "One Human Family" motto in 2027. The rainbow bike racks and the fence pickets are the locals' answer.
- The free Duval Loop bus stopped on 2 January 2026 when its funding was cut; a $2 app-booked service, Key West Rides, covers its stops.
- Big Ruby's became the Cabana Inn (2013); Oasis and Coconut Grove became NYAH (2012); Coral Tree was absorbed by the Equator and so by the Bishop; Pearl's became the Southernmost Inn; Atlantic Shores is a pool inside the Southernmost Beach Resort. Lighthouse Court and the Curry House survive as mixed inns.
- The red shoe drop at the Bourbon Street Pub on New Year's Eve continues without Sushi, who retired after 25 years; the rider is now chosen by a national "If the Shoe Fits" contest.
- Second guests: the Island House charges $50 a night for an extra adult and asks every day-pass visitor for photo ID and a signed waiver; Alexander's registers everyone with ID at check-in; the New Orleans House publishes no rule, so ask. Book for two if there is any chance of company.
- Age: 21 to drink, with ID always; Alexander's and La Te Da's rooms are 21+, the Island House 18+, the cabarets 18+ since Florida's drag law (blocked for three years) became enforceable again on 4 August 2026.
- Taxes and fees: 12.5% on every room (7.5% sales tax plus 5% county tourist taxes). The guesthouses carry no resort fee; the Southernmost Beach Resort charges $73 a night, the Cabana Inn about $45, Casa Marina and the other big names $30–75, parking $32–54 on top. Compare final prices, not headline rates.
- Fantasy Fest: five-night minimums and double rates are normal in the final week; parade weekend is the most expensive and first sold-out stretch of the year; deposits are often non-refundable. Book seven to ten months ahead.
- Nudity and open containers: nudity is illegal on public property at all times, including during Fantasy Fest; body paint is permitted only inside the Fantasy Zone on Duval (Front Street to Truman Avenue) with the genitals covered, and the police do arrest. Drinking on the street is technically illegal outside that zone and that week; in practice a plastic cup on Duval is tolerated, a bottle is not. Beaches: no alcohol, and no smoking or vaping at city parks and beaches ($100 first fine). Feeding the chickens costs $250.
- Cruising: Higgs Beach has been a cruising ground since the 1970s and Florida's public-sex and nudity laws apply; the Island House day pass and the Blu Q are the legal versions. Fort Zachary Taylor is a state park and not clothing-optional, whatever a web page says.
- Hurricanes: season is 1 June to 30 November, and the Keys have one road out. Under Monroe County's plan visitors are ordered to leave first, about 48 hours before storm-force winds, and no shelters open in the Keys for a major storm. Fantasy Fest went ahead seven weeks after Irma in 2017 and was postponed by Wilma in 2005; insure any trip from August to October. 2026 passed without a Keys evacuation.
- Budget: Curry House (adults-only pool a block from Duval); NYAH (three pools near the Seaport); Island House's shared-bath queens if you want men-only on a budget.
- Mid-range: New Orleans House (men only, on Duval, breakfast in); Bishop Hotel (two pools on Fleming, mixed); La Te Da (the cabaret downstairs).
- Upper: Island House courtyard suites (the point of coming); Alexander's (the civilised LGBTQ house); Marquesa (the island's best small hotel, five minutes from the bars).
- Airport: EYW is two miles from Duval, with a new concourse and jet bridges since April 2025. Uber and Lyft pick up at the signed zone (about $23 to Old Town); taxis at the kerb quote a flat $20–30. American, Delta, United, JetBlue, Silver, Allegiant, Avelo and Breeze fly in; Spirit's Fort Lauderdale nonstop launched in November 2025 and its 2026 status is unclear, so check before relying on it.
- Driving: 160 miles and four hours from Miami on the Overseas Highway; the Card Sound Road shortcut is cashless (SunPass $2.13, plate $3.18) and the toll is lifted in evacuations. Parking in Old Town is the problem: the Park N Ride garage on Grinnell is $6 an hour or $48 a day, most streets are residents-only, and few guesthouses have spaces. Come without a car if you can.
- Other ways in: the Key West Express ferry from Fort Myers Beach (3.5 hours, $194 return, $170–180 booked eight days ahead); Greyhound and the door-to-door Keys shuttles from Miami and Fort Lauderdale airports.
- On the island: walk, or rent a bike ($17 a day). Scooters are $35 for three hours or $55 a day and kill tourists every year; golf carts $90–220 a day and street-legal. City buses are $2; the free Duval Loop is gone, replaced by the $2 Key West Rides app. The Lower Keys Shuttle to Marathon is $4.
- At night: bars serve until 04:00 and Old Town is safe on foot; the risks are stolen bikes, falls into the harbour and being hit on Duval during Fantasy Fest. Roosters crow at 04:00 regardless of your room rate.
- PEP within 72 hours: the only hospital is Lower Keys Medical Center on Stock Island (5900 College Road, 24-hour emergency room, four miles from Duval, a $15 ride). On weekdays the Florida Department of Health clinic at 1100 Simonton Street and the Midway Specialty Care Center (3138 Northside Drive) prescribe PEP and PrEP; AH of Monroe County at 1434 Kennedy Drive does free rapid HIV tests; the LGBTQ+ Welcome Center on Truman Avenue points you the right way. There is no CAN Community Health office in Key West, despite older lists. No pharmacy counter is open 24 hours; the CVS on Truman runs roughly 09:00–20:00.
- Sea and sun: sea lice (thimble-jellyfish larvae) itch from March to August, worst May and June; wear a loose rash guard. Heat index runs 38–43°C from June to September. Non-US visitors need medical insurance, as an air ambulance to Miami is the standard serious-case route.

Key West in a paragraph
The Key West Business Guild, founded in 1978 by the owners of La Te Da, the Copa, Atlantic Shores and Coconut Grove, was the first gay destination-marketing body in America; Richard Heyman became one of the country's first openly gay mayors in 1983; the AIDS Memorial at the foot of the White Street pier, dedicated in 1997 and now carrying more than 1,300 names, was the first of its kind owned by a city; and the Sea-to-Sea rainbow flag ran the length of Duval in 2003. The state's 2025 removal of the rainbow crosswalk did not change the island's mind. Do the things everyone does: the Tennessee Williams house, the Hemingway cats ($19), sunset at Mallory Square, conch fritters and key lime pie, the Dry Tortugas ferry ($250 for the day), Randy Roberts at La Te Da, the 801 Girls at 21:00 and 23:00, and the Sunday tea dance by La Te Da's pool, which costs nothing and tells you everything.

Frequently asked questions
Which Key West guesthouses are men-only in 2026?
Two: the Island House on Fleming Street (clothing-optional, 24-hour pool and gym, day passes) and the New Orleans House above the Bourbon Street Pub on Duval. The Equator closed in January 2025 and is now the mixed Bishop Hotel. Alexander's is LGBTQ-centred but open to all adults over 21.

Is there a gay beach or a nude beach?
Higgs Beach by the White Street pier is the traditional gay beach, swimwear on; there is no legal nude beach in Key West or anywhere in Florida outside Haulover near Miami. The Island House pool and the Blu Q all-male catamaran are the clothing-optional options.
Can my date come back to the guesthouse?
Yes, with ID and usually a fee: $50 a night for an extra adult at the Island House, which also sells $50 day passes with a waiver; Alexander's registers every guest; the New Orleans House publishes no rule, so ask at the desk.

Is there a bathhouse?
No. The Island House day pass gives you the pool, two jacuzzis, steam room, sauna and gym around the clock, which is what the island uses instead.
When are Fantasy Fest, Pride and Tropical Heat in 2027?
Fantasy Fest is 22–31 October 2027 ("Summer Camp Couture"); Tropical Heat 11–15 August; Pride is expected 2–6 June but not yet announced; Bear Weekend runs the week after Fantasy Fest and Bone Island's naturist weekends fall in early July and early December.

How much tax and what fees?
12.5% on every room. Guesthouses have no resort fee; the big resorts charge $30–73 a night plus $32–54 parking. Fantasy Fest brings five-night minimums and non-refundable deposits.
Do I need a car?
No. Old Town is a two-mile walk end to end, bikes are $17 a day, rideshares are $12–23, and parking is $48 a day if you can find it. Drive only if you are continuing up the Keys.
